Can you even believe it? You’ve been counting down the days until closing—and it’s FINALLY here!⁣

I’ve compiled a short Closing Day Q&A on what you can expect as you roll up to the closing table (no worries...you got this!).⁣

Q: Who will be there?⁣
A: Situations vary, but you can expect some combination of these folks: Buyer (that’s you!), seller, real estate agents, closing agent/attorney, mortgage lender, and title company representative.⁣

Q: What will I do?⁣
A; Stretch those fingers and get ready to sign, sign, sign. At closing, the seller will sign ownership of the property over to you, and you’ll sign to receive possession.⁣

Q: What should I bring?⁣
A: Bring a photo ID and a cashier’s check to pay any closing costs. Your agent will tell you any other documents specific to your situation.⁣

The closing process is relatively simple but be prepared for A LOT of paperwork. (And always, always, always ask if you have a question along the way.) The good news is once you’ve signed the last page, it’s time to get a hold of those keys and celebrate!⁣

Not everyone should buy a house. There I said it. ⁣

(Feels strange...I'm a realtor, after all, but it’s true.) ⁣

Even with the historically low-interest rates, homeownership isn’t for everyone. I’ve seen what happens when people buy without really being ready — what’s meant to be an asset becomes nothing but a burden. ⁣

Here’s the good news — knowing it IS NOT the right time to buy is just as clarifying as knowing it IS the right time. To help here are five reasons NOT to buy a home right now:⁣

🔑 You aren’t happy in your job and/or you’re contemplating a career change.⁣
🔑 You’re hoping to travel (ALOT) once COVID restrictions lift.⁣
🔑 You don’t have the best credit or the down payment funds for the house you want.⁣
🔑 You tend to get antsy after living somewhere a year or two.⁣
🔑 Everyone around you is doing it. (I get it. Peer pressure is real, but you CAN resist! You’re not in middle school anymore, remember?)⁣

You see the listing price and think, “No prob!” ⁣

And while that’s a good start, those aren't the only expenses to consider when buying a home. Other costs and fees may include:⁣
⁣—

1) a down payment: 3-20% depending on the type of loan⁣

2) home inspection fees: $300-500⁣

3) appraisal: $300-400⁣

4) Closing Costs: Typically 2%-5% (in Texas) of the purchase price⁣

5) HOA fees⁣

6) Earnest Money: Typically 1% of the purchase price⁣
⁣—

Keep in mind fees vary and can often be rolled into your mortgage at closing. Talk with your Loan Officer and ask for an updated loan estimate or disclosure, so there won’t be any surprises at closing. Got questions about something you see? Don't be afraid to ask!
