Un “préstamo médico" es una hipoteca específicamente para profesionales médicos que generalmente no requiere un pago inicial.

A physician loan or “doctor loan” is a mortgage specifically for medical professionals that usually doesn’t require a down payment.

Physician loans are meant for new medical professionals just entering the field. Doctors are often at a disadvantage when applying for a regular mortgage early in their career because they usually have a large debt-to-income ratio (DTI) after medical school, and may not be able to provide proof of employment and income if they’ve just graduated or started their residency.

Physician home loans take all of this into account and make some special allowances for the unique circumstances of a medical career.

Homeowner Mortgage Assistance is on the way!

The Homeowner Assistance Fund (HAF) was established under the American Rescue Plan Act of 2021 to ease financial hardships associated with the COVID-19 pandemic.

HAF will provide assistance to eligible homeowners to help avoid mortgage delinquencies, defaults, foreclosures, and help prevent the displacement of homeowners experiencing financial hardship after January 21, 2020.

Grants Up to $150,000 -

The Homebuyer Choice Program subsidizes the purchase of Houston homes to reduce the price of a home. The homebuyer contributes what they can afford ($70,000 or higher, depending on income) to the home purchase, usually in the form of a standard mortgage. The City's financial assistance grant helps cover the rest of the home's purchase price, as well as the buyer's reasonable closing costs. In receiving this subsidy, the buyer agrees to place the land beneath the home in trust with the Houston Community Land Trust (HCLT). This means the homeowner owns the home itself, while the community land trust owns the land beneath, stewarding it for the benefit of the homeowner, future homeowners, and the community as a whole. Even though they will share ownership of the land with the HCLT, the homeowner keeps the exclusive right to use and enjoy the land beneath their home and takes on the responsibilities of upkeep and maintenance of a typical homeowner.
