This is a pretty good outline of the high points of selling your home. That said, I've only been doing this for a few years, but, in most cases, you do indeed need to list your home before you review and negotiate offers. Funny little misprint there.
As for the process itself, if you're thinking about listing your home, and even remotely considering doing it without a realtor, I would take a look at this graphic and consider that realtors can help with all steps of this process - pricing, helping with preparations, marketing your home, negotiating, paper work, title companies, etc. One of our roles as realtors is to make it this process as smooth for you as possible.
