Cách đây gần 2 tháng, mình được giới thiệu một chị khách cần bán nhà gấp.
“Em ơi, giúp chị với… chị chỉ có 45 ngày để bán nhà.”
“Ủa sao vậy chị? Foreclosure hay short sale?”
“Foreclosure em…”
Mình nghĩ đơn giản—chắc chị bị trễ mortgage hoặc thuế.
Nhưng khi kiểm tra hồ sơ… mình giật mình.
👉 Chị mới mua căn nhà này 4 tháng trước.
“Chị mới mua mà giờ đã foreclosure rồi?”
“Ừ em… chị mua đấu giá, 110k cash.”
110k? Trong khi khu này giá trên 300k. Nghe như “deal để đời”.
Nhưng không có gì “quá dễ” mà không có cái giá phải trả…
Chị tin rằng mình đã tìm được cơ hội đổi đời:
“1 vốn 3 lời”.
Chị:
Rút sạch tiền tiết kiệm
Lấy hết 401k
Vay thêm tiền
👉 Mua luôn 3 căn nhà, tổng gần 400,000 USD.
Nhưng chị không hề biết:
❗ Mỗi căn nhà đều có liens (nợ gắn với tài sản)trên số tiền chi ấy đã mua.
❗ Những khoản này tăng lãi & penalty mỗi ngày
Kết quả…
👉 Tổng chi phí thực tế cao hơn cả giá thị trường nếu chi ây muon bán lại de cát lo .
Chị buộc phải để 2 căn bị foreclosure…
Còn lại căn này—hy vọng cuối cùng.
Sau gần 1 tháng listing, mình tìm được buyer.
Nhưng mọi thứ trở thành cuộc chạy đua nghẹt thở:
⏳ Phải đóng trong 2 tuần
⏳ Buyer dùng loan
⏳ HOA & payoff liên tục trễ
Đến ngày thứ 44 – lúc 2:55 PM…
👉 Chỉ còn 5 phút trước deadline funding
Nếu trễ…
Ngày hôm sau căn nhà sẽ chính thức bị foreclosure.
Và rồi… chúng mình làm được. Mission completed.
Nhưng đây không phải là một câu chuyện thành công.
Đây là một bài học đắt giá.
👉 Trong 4 tháng, chị mất gần 400,000 USD
👉 Số tiền dành dụm gần 25 năm… biến mất
Chỉ vì nghĩ rằng kiếm tiền là dễ.
💡 Thông điệp quan trọng:
Không ai giỏi mọi thứ.
Và bất động sản—đặc biệt là nhà đấu giá—không phải trò may rủi.
👉 Nếu bạn không rành: ĐỪNG tự làm một mình
👉 ĐỪNG tiết kiệm vài ngàn để rồi mất cả gia tài
Hãy để:
✔ Professional agents
✔ Title company
✔ Real estate attorneys
… kiểm tra trước khi bạn quyết định:
Nhà có liens không
Có tranh chấp pháp lý không
Có an toàn để mua không
Tin nhắn cuối chị gửi:
“Cảm ơn em…”
Mình vui vì chị còn cứu được một phần…
Nhưng nghĩ đến số tiền hưu trí mất hết—thật sự rất đau lòng.
Hy vọng chị sẽ có cơ hội bắt đầu lại. ❤️

Today, I closed a transaction for a Vietnamese client.
I should feel relieved… but instead, my heart feels heavy.
So I’m sharing this story—especially for:
👉 Vietnamese community members
👉 Buyers facing language barriers
👉 Anyone unfamiliar with U.S. real estate laws
👉 Those tempted by auction or foreclosure deals
Please be careful.
About 2 months ago, I was referred to a seller.
“Can you help me? I only have 45 days to sell my house.”
“Why? Foreclosure? Short sale?”
“Foreclosure…”
At first, I thought—maybe missed payments or taxes.
But when I checked the records…
👉 She had just bought the home 4 months ago.
“You just bought it… and now it’s in foreclosure?”
“Yes. I bought it at auction for $110,000 cash.”
$110K?
In an area worth $300K+. Sounds like a dream deal.
But nothing that easy comes without hidden risks.
She believed she found a life-changing opportunity:
“Triple the profit.”
She:
Drained her savings
Cashed out her 401k
Took personal loans
👉 Bought 3 properties, nearly $400,000 total.
But she didn’t know:
❗ Each property had existing liens
❗ These liens were growing daily with interest & penalties
In reality…
👉 She paid more than market value
She lost 2 homes to foreclosure…
This was her last chance.
After nearly a month, we found a buyer.
Then came the pressure:
⏳ Close in 2 weeks
⏳ Loan financing
⏳ HOA & payoff delays
On Day 44 at 2:55 PM…
👉 Just 5 minutes before the funding cutoff
Miss it… and the home goes into foreclosure the next day.
We made it. Mission completed.
But this is not a success story.
It’s a painful lesson.
👉 She lost nearly $400,000 in 4 months
👉 25 years of savings… gone
All because it seemed “too easy.”
💡 The takeaway:
Real estate is not gambling—especially auctions.
If you don’t fully understand the process:
👉 Don’t do it alone
👉 Don’t save a few thousand and risk everything
Work with:
✔ Professional agents
✔ Title companies
✔ Real estate attorneys
To verify:
Hidden liens
Legal risks
True property value
Her final message:
“Thank you…”
I’m grateful we saved something for her…
But losing her retirement savings is heartbreaking.
I truly hope she gets a fresh start. ❤️
