A lot of buyers assume inventory homes are completely non-negotiable…

Meanwhile I negotiated:
✔️ $35K off the price
✔️ on top of a previous $100K+ reduction
✔️ $20K toward closing costs
✔️ carpet changes
✔️ study doors added
✔️ carpet removal downstairs
✔️ AND kept the 4.99% rate incentive

And no… they did not agree to everything immediately. 😅

This is why strategy, timing, and negotiation still matter with new construction homes.

My kids got me sick almost 2 weeks ago and my voice STILL hasn’t recovered 😭

At this point the only people I can sing comfortably are Toni Braxton, Fantasia, and Michael Jackson lol.

Most people walk into a house looking at cosmetic stuff first…

Meanwhile I’m looking at layout, functionality, resale value, natural light, storage, and how the house actually FEELS to live in long term.
Pretty kitchens can distract people from expensive mistakes.

That’s why buying a home has to be deeper than emotions alone. 🏡

Model homes are built to sell you a feeling…
Not show you reality.
And if you don’t understand that, you’ll go over budget fast.
That’s how people end up house poor.

People love saying “don’t buy a car before buying a house”…

And while that CAN be true, the real issue is strategy, timing, and discipline.

I’m literally going through major life transitions myself, and one thing I’ve learned is this:

You can make big financial moves responsibly when you actually plan for them.

Most people don’t get denied because they bought a car.
They get denied because they were already financially stretched BEFORE the car.

There’s a difference. 🏡🚘

Most people walk into a house and fall in love with the wrong things.
Granite countertops. Pretty floors. Staging.
But none of that matters if the house doesn’t actually make sense long-term.
When I walk through a home—even for myself—I’m not looking at what’s pretty.
I’m looking at what’s smart.
Because buying a house isn’t just about what looks good today…�it’s about what won’t cost you later.
That’s the difference.
