Storm and Justin had a list. New construction wasn't on it.

We toured eight resale homes. A couple came close — but nothing quite said this is the one. So I floated an idea: there's a community a little outside your search, Cloverdale — gated, brand-new, and one of the few gated communities still selling in this pocket of town. I'd closed there before. Worth one look?

One look was all it took. They ended the resale search that afternoon and never looked back.

Here's what made it click:
- Almost 1,900 sq ft — 3 bedrooms plus a game room
- Brand-new build in a gated community
- Priced around $18–20K under comparable homes for sale in the community
- Builder bought the rate down into the 4s and covered closing costs

Some people you help once. Javeed and Najma have trusted me three times now. 🤝

The first two were investments — properties we ran the numbers on, bought right, and treated as exactly what they were: a strategy. This one was different. This time we were selling the home they actually live in.

That raises the stakes. Selling the house someone built their life in isn't a spreadsheet — it's personal, and it deserves to be handled that way. Most buyers are shopping for their next home. These clients were shopping for their last one. 🏡

That changes everything. The question stops being "will this work for now?" and becomes "will this work for always?" Different question, different checklist.

Here's what their forever checklist looked like: a one-story layout they'll never outgrow, with every bedroom on the ground floor. A dedicated office for the working years and a covered back patio for the slow mornings after. No back neighbors. And a golf course community wrapped around all of it — pools, parks, walking trails, and the course itself a golf cart ride away. ⛳

Four offers. Three rejections. One backyard that made it all worth it. 🏊

Heather and Chris are relocating to Houston from California with their two teenage daughters, and when we first sat down, their wish list had one thing underlined: a swimming pool. Their family had wanted one for years.

Simple enough, right? Here's what the headlines don't tell you. Houston may be a "buyer's market" on paper, but clean, well-priced homes with pools under $450K are playing by completely different rules. Over three weekends we wrote three offers — every one a multiple-offer situation, every home on the market less than a week. On one, we went $18K over list, waived the appraisal, and had no home sale contingency... and still lost.

Offer #4: after several days of negotiation, we got them under contract — and look at this backyard. Pool, spa, outdoor kitchen, covered lounge, and a lot you need a drone to fully appreciate.
Now my favorite part starts: project-managing the next 30-ish days to closing, coordinating their move, and officially welcoming this family to Houston. 🤝

Handing good people the keys to a brand-new home — it never gets old.

Congratulations to Javeed and his family! They're not just clients; we've worked together through more than one chapter now, and somewhere along the way they became friends. With a couple of sons at Texas A&M, they wanted to plant a little closer to family while they map out their next move, so we found them a brand-new place in Houston for the year ahead. Never been lived in — they're the very first through the door.

Sugar Land at #10 in the entire country ( #4 in Texas)

Pearland at #16 nationally ( #6 in Texas)

Houston's spring market is doing something it hasn't done in a couple of years — it's behaving.

Here's the April 2026 snapshot:

▪ Median home price: $330,000 (down 1.5% YoY)
▪ 30-year fixed mortgage: 6.37% (down from 6.62% a year ago)
▪ Pending sales: up 13.0%
▪ Active listings: up 8.7%
▪ Months of inventory: 4.7 — balanced territory

On a median-priced Houston home, buyers are paying roughly $106 less per month than they were last spring.
That's about $1,272 a year back in your pocket.

Sellers are still finding success out there — they're just doing it with sharper pricing and better presentation, not 2022-style bidding wars.

Houston isn't crashing. It's normalizing — and that's a healthy thing for buyers, sellers, and the long-term market.
