🇵🇭🏙️ Let me introduce you to SONDRIS in Makati.

What caught my attention about Sondris isn’t just that it’s another new condo in Metro Manila—it’s who’s behind it and how it’s being built.

Sondris brings together ARTHALAND and Mitsui Fudosan (Asia), part of one of Japan’s largest real estate groups. Both companies are known for thoughtfully planned developments with a strong focus on quality, sustainability, and how people actually live.

📍 And the location? Legazpi Village, Makati.
You’re right in the heart of one of Metro Manila’s major business and lifestyle districts, with convenient access to EDSA, Skyway, restaurants, shopping, offices, and everything Makati has to offer.

But what makes Sondris different to me is the attention to everyday living.

🏢 37 stories with only 252 residences
🛏️ 1, 2 & 3-bedroom options
🌿 A Potager Garden for fresh, sustainably grown produce
🚲 Bike-friendly elevator and dedicated bike features
⚡ Parking provisions for EV charging
🙌 Contactless technology in select common areas
☀️ Homes designed to maximize natural light, ventilation, and comfort

And sustainability isn’t just a marketing word here. Sondris is pursuing LEED, WELL, EDGE, and BERDE certifications—covering everything from energy efficiency and environmental impact to the health and wellness of the people living inside.

For me, Sondris is about owning a home in Makati without giving up thoughtful design, wellness, and sustainability. 🌱

As I continue expanding my real estate business internationally, I’m excited to share developments like this with clients looking at the Philippines for a future home, investment, or retirement.

From For Sale By Owner to SOLD in just 4 days. 🏡

My sellers initially tried selling on their own, but managing strangers coming through the home, determining which buyers were truly qualified, and navigating offers without professional guidance quickly became challenging.

Once I stepped in, we changed the strategy: professional marketing, buyer vetting, strategic negotiations, and expert guidance throughout the process.

My sellers were feeling a bit frustrated with inconsistent buyers. After reducing their price on Zillow twice and facing a contract termination without clear reasons, they reached out to me for help.

I jumped right in and got their listing ready for the market in just 7 days! We received multiple offers, and I made sure to explain the pros and cons of each loan option clearly.

Negotiating repairs took some time, but we kept everything organized, ensuring both buyers and sellers felt informed with images, paid invoices, and videos showing the repairs.

The result? SOLD over asking price in 4 days. 🔥

Your home may be one of your most valuable investments. If you’re thinking about selling, take the guessing game out of the process.

Let’s chat about your selling strategy.

When major companies choose where to invest, they’re thinking years ahead.

And right now, there’s a lot happening across Northwest Houston.

From Tesla’s approved Megapack facility in Brookshire, to Granger’s 1.2 million-square-foot distribution center in Hockley, H-E-B’s new distribution campus in Hempstead, and major manufacturing and healthcare expansion already happening throughout the area…

The bigger story is jobs.

Manufacturing. Logistics. Healthcare. Technology.

As more employers invest in the Northwest Houston corridor, more people will need places to live within a reasonable commute.

And that’s one reason I think Cypress is worth paying attention to.

Real estate isn’t just about what’s happening on your street.

It’s also about what’s happening around your community.

If you work in healthcare, logistics, manufacturing, tech, or another growing industry, what part of Houston do you commute to?

What if your first home could do more than just give you a place to live?

That’s where house hacking can come into the conversation.

The basic idea is simple: you buy a property and rent out part of it, whether that’s a room, an accessory dwelling unit where allowed, or a property designed for multiple living spaces.

The rental income may help offset some of your monthly housing costs while you’re building equity.

But house hacking isn’t for everyone.

You have to consider things like financing, HOA rules, local regulations, insurance, tenant management, and whether the numbers actually work for the property.

The goal isn’t simply to buy a house.

It’s to think strategically about how one property could potentially become the first step in your real estate portfolio.

If building long-term wealth through real estate is something you’re considering, I can help you look at the numbers and figure out what might actually make sense for your situation.

Thinking about downsizing? Before you start looking at smaller homes, start with what you already own.

Purging can be one of the hardest parts of downsizing — but it can also help you get really clear on what you actually need for the next season of life.

Ask yourself:

🏡 What do I actually use?
📦 What am I keeping just because I’ve always had it?
❤️ What has real meaning to me?
🧹 What am I ready to let go of?

And here’s something important: downsizing isn’t always about spending less or buying a smaller house.

It can be about less maintenance, a better location, more flexibility, or simply creating a home that fits your life today.

If downsizing is somewhere on your horizon, don’t start with the house.

Start with the life you want your next home to support.

When you’re ready, I can help you think through the real estate side of that transition — from what your current home could be worth to what your next move could realistically look like.

🇺🇸 Labor Day isn’t just the unofficial end of summer — it can also mark an important shift in the Houston housing market.

If you’re thinking about buying this fall, here’s something worth knowing:

Houston entered the fall with record-high active inventory, giving buyers more homes to choose from than they’ve had in recent years.

And current market analysis suggests late September could be one of the better windows for Houston buyers to negotiate, particularly on homes that have been sitting on the market for a while.

That doesn't mean “wait until September and everything will be cheaper.”

It means you may have more leverage if you know what to look for:

🏡 How long has the home been listed?
💰 Has the price been reduced?
📉 How does it compare to similar homes?
🤝 Is the seller offering concessions?
📍 What is happening specifically in that neighborhood and price range?

The goal isn't to time the market perfectly. It's to understand the market well enough to recognize a good opportunity when you see one.

Happy Labor Day! 🇺🇸

If buying a home is on your fall to-do list, I'm happy to help you figure out what the numbers actually look like for your situation.

Jubilee: Is This Master-Planned Community Right for You? Thinking about moving to Hockley, TX? Jubilee should probably be on your radar. 👀

Jubilee is a master-planned community in Hockley that offers new construction homes, community amenities, and a lifestyle that appeals to buyers looking for more than just a house.

But here’s the thing:

A beautiful model home and a long list of amenities don’t automatically make a community right for you.

When I help buyers compare communities around Hockley, Waller, Cypress, and Northwest Houston, we look at the bigger picture:

📍 Where will you work?
🚗 What will your commute actually look like?
🏡 What type of home fits your lifestyle?
💰 What are you getting for your budget?
📈 How is the area growing?
🏫 What matters to you when it comes to schools and everyday life?

Because choosing where to live is about more than choosing a floor plan.

It’s choosing how you want your everyday life to feel.

If Hockley or Northwest Houston is on your moving list, follow along. I’m breaking down the communities, homes, and things you should know before you make the move.
