Happy February! I know I don't post on here much (I have two instagram pages I manage so this one falls to the wayside a lot of the time) but I wanted to at least announce that I have created a new team partnership with my good friend Carolyn! We are the Haven Collective Realty Group and we specialize all over Houston. With hundreds of transactions of experience between the two of us we are thrilled to provide an unmatched level of service to the Greater Houston Area.

How we all feeling about the NAR settlement?

Discouraged as an agent? Excited as a consumer? Nervous as a consumer…?

All feelings are valid right now. A couple things are about to change in the real estate world that you should be aware of if you’re going to be in the market soon but nothing too major that we can’t navigate together 🫱🏼‍🫲🏾

So what’s changing?

1. For agents: the MLS is no longer allowed to have the commission % on it. This just makes our jobs a little harder but nothing major..

2. Consumer: commission discussion. The media is making it sound like a lot is changing in this area but in actuality.. nothing major is changing- it’s just bringing awareness IMO

• The media is saying that sellers no longer have to pay the buyers agent a percentage. Truthfully this has always been a fact but not technically the “industry standard” making consumers feel they don’t have a leg to stand on in this argument of not wanting to pay. Commission has always been a negotiable aspect but to be honest.. it will be difficult to sell your home quickly without buyers agents wanting to show it and quite frankly will bring a lot more work on the listing agents side if they are having to deal with unrepresented buyers.. if you want your home sold quickly you’re going to have to pay for it

3. A buyer needs to sign a buyer representation form upfront BEFORE seeing any homes. What is a buyer rep? Basically a document explaining the agents fiduciary duty to representing you and.. unfortunately stating that if the seller is not paying their commission the buyer is on the hook for it 😓

This is ruffling a lot of feathers in the industry and will be going into effect in mid July- August time frame
