Texas Plans 3,400 New Homes
Exciting news for our local community: a major new master-planned development is on the horizon between Alvin and Liverpool. Spanning nearly 1,500 acres, this project will bring over 3,400 new homes, along with retail space, schools, parks, and abundant green areas for families to enjoy. The first phase alone covers 206 acres, featuring 535 finished single-family lots—scheduled for completion in Q2 2027, with homebuilders expected to begin initial deliveries by mid-2027. This community is thoughtfully designed for both first and second-time homebuyers, offering 40- to 60-foot lots, a recreation area, lazy river pool, expansive open space, and a large shade pavilion. Multiple builders are already expressing interest in Phase 1, with the land deal structured in phases and closings happening approximately every 18 months. Local school enrollment is projected to surpass 33,000 by 2029 and 36,000 by 2034, with a $380.1 million bond election proposed to support new and renovated school facilities. As someone committed to guiding and supporting our community’s growth, I’m eager to see how these developments will shape opportunities for families and future homeowners in our area.
