🏘️ More Than a Third of Homebuilders Are Slashing Prices to Lure Buyers

Builders are feeling the pinch from affordability issues — and many are cutting prices to bring buyers back.

According to the latest NAHB/Wells Fargo Housing Market Index, 38% of builders reported lowering home prices in October, with an average reduction of 6%.

This move is closing the gap between new and existing homes. As of August, the median price for a new home was $413,500, while existing homes fetched about $422,600, marking a rare and notable shift.

Beyond price cuts, 65% of builders are offering additional incentives such as mortgage buydowns and upgraded finish packages.

Mortgage rates are softening slightly — Freddie Mac reports the 30-year fixed rate fell to ~6.27% recently — making these incentives more effective.

Still, the market remains tricky: Many buyers are waiting on the sidelines for even more affordable conditions.

Why This Matters:

This is an unusual moment — new homes, long priced at a premium, are now sometimes more affordable than existing homes.

For buyers: these cuts and incentives could represent a genuine opportunity.
