I love when both agents on BOTH sides of the deal work together to get a deal done. And I don’t just mean cordially negotiating to get the deal to close. I mean, putting heads together, boots on the ground, and going the extra mile to make our clients happy.

I have a listing under contract that was bought at a tax sale. Title Abstract showed we didn’t have a clear title to close unless we:

1) Got all FOUR heirs to sign a quit claim deed.
2) Go through quiet title which is a huge expense AND could take as long as 6 MONTHS!

That isn’t ideal for EITHER clients and so… we got to work!

Cain and I got to knocking on doors to find the final heir to get their signature! We did this in the heat of midday, on a Saturday, in between showings, open houses, and Saturday errands!

THIS is what team work looks like. No matter the brokerage. No matter the inconvenience. We are working together for our clients!

I just needed to give a kudos to Cain, and recognize him for coming along to help make sure this deal closes quickly…and safely!

And what a WIN it was for my buyers! (You're going to want to hear this one!)

I've said it before, and I'll say it again! Having a PLAN and an "All In" number is SO important to set before you start looking for homes! It paid off (to the tune of $15,000!) for this buyer! Keep reading!

We started our house hunt back in November! This is a second home for this family. My buyer has renovated homes before, so he knew what he was and was not willing to take on. At the beginning of our search, he told me he did not want a complete renovation, but wanted something he could do some cosmetic work on, and get it rented out almost immediately.

His wife, however, fell in love with 457 Hawthorne, which needed a little more work than he originally anticipated. We started by looking at homes UP TO $200,000. With this one, because it needed more work, we talked about our "walk away" number. We set it to $180,000. When the seller countered at $185,000 and said this was as low as she was willing go, my seller walked away.

The home sat. We continued to look at homes. We even found one that my seller liked BETTER than this...

But his wife was stuck on Hawthorne!

We went to look at it again. My buyer decided he would get his wife the house.

We knew what the seller had said before, and he accepted that it still may not meet his number. We submitted another offer - starting slightly lower than before at $170,000, and...

If you are trying to sell your home right now, you have probably been told that Holmes are “sitting” on the market for upwards of 60+ days.

While that is true, we also have homes that are selling in 2 to 3 days. Some of that has to do with the location of the property and the demand for that location, and some of that has to do with the marketing that the agent is doing for the property. One of the main pieces of marketing for your property is the price. It is the very first thing that they’re going to look at after they look at the pictures. They are going to want to make sure that the pictures and the price, at minimum, align.

Even if the price seems fair, however, that still won’t motivate them to want to come and look at the property. You need to make sure that your property looks like a deal and the price IS a deal.

We still have buyers buying, and we still have sellers selling. The ones who are winning in this market are playing the market at hand. They are not playing the market we used to have, and they are not playing the market they wish we had. They are playing the market at hand.
