One of the things I love most is getting pictures from clients/friends of the different projects they have going on or have completed.

Some projects are incredibly creative, others are stunning and beautiful, while others are the less glamorous, but often most critical projects for a house.

Behind each of these pictures is a family and their story. Some of these photos come from first time homebuyers who made a sweat equity purchase, others from folks who are triumphing after tragedy, and even more come from a young family that made a decision to sacrifice now set themselves up for their later.

Each story is a blessing to me and my family.

I am SO thankful and proud to know these folks, and to be able to play such a SMALL role in their stories.

Easter at Dunkin', because the sign says so. The one on Wade Hampton is 169 days behind and tomorrow it reads April 5th, so we are treating it like Easter and hiding eggs.

Piedmont is not one housing market. It is three of them sharing a zip code, and the gap between them is wider than most people believe. You can stand in one part of Piedmont looking at a brick ranch on half an acre for $325,000, drive nine minutes, and be in a Toll Brothers community where the cheapest house available is $628,000.

Somebody passed away and now there is a house.

That is the part nobody prepares you for. You are grieving, and somewhere in the middle of it a building becomes your responsibility. The taxes keep coming. The insurance company wants to know if anyone is living there. A sibling has an opinion. Somebody has to decide what happens to a kitchen table.

I am not going to pretend I can fix the hard part. I can tell you what the house part actually looks like, because that part has a shape and the shape is knowable.

Here is the honest division of labor.

Your attorney handles the legal side. Opening the estate, getting the personal representative appointed, the inventory and appraisement, whether the will gives power to sell or whether the court has to sign off, and how South Carolina's creditor claim period affects your timeline. That is their lane and you want a real probate attorney in it.

I handle the house side. What it is actually worth today, not what Zillow guesses and not what your cousin heard. What it needs versus what it does not, because almost nobody should be renovating an estate house. How to sell it with the personal representative as seller and the disclosures that come with that. Coordinating with your attorney so a closing date does not get set before the estate can legally convey.

And I will tell you the thing agents do not say. Sometimes the answer is not to sell yet. If the estate is not far enough along, or the family is not ready, listing it in month two is how a house sits on the market and gets stale for no reason. There is no prize for speed here.

The one cost worth naming, plainly: an empty house is not free. Taxes, insurance that often reprices once it is vacant, utilities you still need running, and a yard somebody has to keep. Months of that adds up quietly, and families are often surprised by the number at the end. Knowing it up front is not pressure, it is just information.

If you are in the middle of this, you can call me and ask questions without hiring me. I have sat at enough of these kitchen tables to know the questions come out sideways at first, and that is fine.
