That $20,000 humanoid robot? It's powered by a human in a VR headset.

A WSJ article revealed that not all of the tasks in a demonstration done by 1X's Neo, a housekeeping robot, were being performed autonomously. But it is learning, as it contains an AI neural network that learns from real world experiences and there is a video of Neo opening a door on its own.

“It’s not for everyone,” 1X CEO Bernt Børnich says in a video interview, “If you buy this product, it is because you’re OK with that social contract. If we don’t have your data, we can’t make the product better.”

Whether it's robotics, AI, or real estate tech, it's always worth asking: Who’s really doing the work?

Transparency > track record. In 2026, communication quality now ranks above track record when LPs choose between two qualified GPs.

But there's a warning sign, ILPA's latest survey warns that GP behavior on transparency is actually worsening.

Ask yourself: Have you underwritten your reporting infrastructure the same way you underwrite a rent roll?

According to the 2026 AppFolio Real Estate Investor Report, communication quality and transparency now rank as the most important differentiators when choosing between two similarly qualified general partners (GPs), surpassing even track record and strategy alignment.

With 57% of younger investors struggling with tracking performance across assets, they're demanding real-time visibility and consistent engagement. Portals that replace constant email refreshing and spreadsheets.

When investors feel they can self-serve (tax docs, capital account statements, rent rolls), they perceive you as more trustworthy, not less essential.

Keep this in mind as summer rolls in, folks will be checking portfolios from vacation, wanting clarity without having to email you. Transparency is freedom.

There's a concept in cognitive science called "offloading." When we delegate thinking to a tool, our brain physically reduces investment in that area over time.

GPS killed our spatial memory. Calculators dulled mental math. AI is next if we let it be.
Use AI as a growth lever by keeping the human judgment in the loop. Most companies skip that part.
