Houston highlights šŸ‘‡
•Single-family home sales increased 4.1 percent year-over-year

•Days on Market (DOM) for single-family homes dropped from 46 to 38

•Total property sales rose 4.3 percent with 12,149 units sold

•The single-family average price rose 11.4 percent to $410,923, the highest of all time, and the first time that pricing has topped $400,000

•The single-family median price increased 15.5 percent to $335,000 – also a record

•Single-family home months of inventory registered a 1.3-months supply, unchanged from one year earlier

•Townhome/condominium sales rose 8.7 percent with the average price up 5.8 percent to $255,334 and the median price up 10.4 percent to $215,000

•Single-family home rentals rose 18.3 percent with the average rent up 6.7 percent to $2,075

•Townhome/condominium leases were unchanged with the average rent up 7.6 percent to $1,852.

Your Houston market update for the last month of 2021!

According to HAR’s December/Full-Year 2021 Housing Market Update, single-family home sales for 2021 rose 10.3 percent to 106,229. Sales of all property types for the year totaled 131,041, up 13.3-percent from 2020’s record volume and only the third time in history that total property sales surpassed the 100,000 level. Total dollar volume for 2021 shot up 28.2 percent to a record-breaking $40 billion.

Single-family home sales experienced their third decline of 2021 in December, falling 4.5 percent versus December 2020. However, that was not enough to prevent the market from hitting record-breaking territory. The strongest monthly sales volume registered was among homes priced between $500,000 and $999,999, which jumped 41.4 percent year-over-year. Homes in the $250,000 to $499,999 range came in second place with a 17.0 percent increase The luxury market, consisting of homes priced at $1 million and up, ranked third in sales activity, climbing 8.8 percent.

Water stains on ceilings⁣
Sloping floors⁣
Doors that won’t close⁣
Evidence of active insect colonies⁣
Lots of homes for sale on the same street⁣
Standing water in the yard (front or back)⁣
Current owners haven’t lived there long⁣

Each of these by itself may not present a huge issue, but string a couple of them together, and you’ve got a good reason to press pause. ⁣

Houston Real Estate Highlights in November:
•Days on Market (DOM) for single-family homes dropped from 46 to 35;
•Total property sales rose 5.6 percent with 10,216 units sold;
•Townhome/condo leases increased 5.1 percent with the average rent up 3.8 percent to $1,737;
•Single-family home rentals rose 7.1 percent with the average rent up 8.5 percent to $2,042.

Home prices are continuing to trend upward so now is a great time to invest in a piece of real estate that you OWN. šŸ’µšŸ

We want to give a warm welcome to one of our newest Realtors at South Haus Living, Megan Ferrari!

Megan joins the team preceded by a career in property management. Inspired by meeting new people and helping others find their perfect space, she attained her real estate license and joined South Haus Living in November.

Megan attended the University of Houston (Go Coogs!) where she graduated with honors while teaching private voice, piano, and early childhood music lessons. A classically trained singer, you can still find this international performer singing on stage at local venues whenever she has the opportunity.

Add to that an interest in interior design! Megan plans to bring her passion for interiors to her real estate practice. She is inspired by each new house she sees, taking every unique space into careful consideration in spatial planning and possibility.

In her free time, Megan can be found enjoying a latte at one of Houston’s many coffee shops, cuddling with her cats, or attending the latest performance at the Houston Grand Opera.
