Since 2006, homes in the Greater Houston area have appreciated a cumulative 149%, according to data from the Federal Housing Finance Agency (FHFA). That works out to an average annual appreciation rate of 4.5% — a strong, steady climb even through major economic events like the 2008 housing crash and the 2020 pandemic.
A few takeaways from the trend:
🔹 The market dipped briefly in 2008 (-0.1%) and again in Q4 2025 (-0.74%), but quickly rebounded both times
🔹 Some of the strongest growth years came post-pandemic, with 2021 and 2022 seeing 13.8% and 9.5% appreciation respectively
🔹 2026 is already off to a positive start, with 1.46% appreciation in Q1

Referred by a neighbor, they came to the table ready to listen, ready to work, and ready to trust the process.
