❄️ A Lesson Learned the Hard Way About Air Conditioners

Here's something many homeowners and even some buyers don't realize:

Not every air conditioning system is properly sized for the home it's installed in.

I recently ran into this issue with one of our rental properties. When the AC started having problems, I submitted a service claim to our warranty company. During the process, I learned that the HVAC system had been determined to be undersized for the house. Because of that, the claim was denied.

It was an expensive reminder that the size of the equipment matters just as much as the equipment itself.

If you're buying a home especially a new construction don't assume everything was installed correctly just because it's brand new.

Here are a few questions worth asking:

✅ Is the HVAC system properly sized for the square footage of the home? The rule of thumb is 1 ton of cooling for every 500 sq. ft.

✅ Was a professional manual J load calculation performed when the system was selected?

✅ Has the system been serviced and maintained regularly?

✅ Does the home cool evenly, or are some rooms consistently warmer than others?

As a Realtor with hands-on experience renovating homes and managing rental properties, I've learned that looking beyond beautiful finishes can save homeowners thousands of dollars.

A home is one of the biggest investments you'll ever make. Asking the right questions before you buy can make all the difference.

🌡️ Texas Heat Is Tough on More Than Just People - It's Tough on Your Home Too.

With temperatures staying around 100°F, your house is working overtime. A little preventative maintenance now can save you from expensive repairs later.

Here are a few things I recommend checking during extreme heat:

🏠 Change your HVAC filter. A dirty filter makes your air conditioner work harder and can reduce its efficiency.

🌳 Walk around your foundation. During long dry spells, the soil around your home can shrink, which may contribute to foundation movement. Watch for new cracks around doors, windows, or brick.

💧 Check your sprinkler system. Keeping the soil around your foundation at a consistent moisture level is often more important than simply watering the lawn.

☀️ Inspect weather stripping and door seals. Cool air escaping means your AC has to work even harder.

🧹 Keep the outdoor AC unit clean. Remove leaves, grass clippings, and debris so it can breathe and cool efficiently.

As someone who's renovated homes and managed rental properties, I've learned that regular maintenance is almost always cheaper than emergency repairs.
