Jason Hyman, Real Estate Broker & Urban Planner

Jason Hyman, Real Estate Broker & Urban Planner I use real estate brokerage & urban planning techniques to build wealth in communities! I am an urban planning specialist and broker/owner of Realinc, LLC.

I use real estate brokerage and urban planning techniques to build wealth in communities. My team and I provide real estate brokerage services, support for infill development, and consulting for revitalization strategies. In my career I've served as a portfolio management officer with Bank of America and financial analyst for the City of Houston’s Housing & Community Development Department (HCDD).

During my tenure I've managed assets up to $1 billion, facilitated the creation of 219 homes, aided 283 homebuyers, and oversaw 1,100 affordable rental units across 13 apartment complexes. I am a proud Board Member for the Houston Black Real Estate Association and a founding member of the Third Ward Real Estate Council. My belief is that housing is the cornerstone of community vitality and envision developing access to homes and commercial property for everyone.

I remember getting started at City of Houston Housing & Community Development with Renee Carrington. She sent me on a path I never got off. By the time I left I didn't even realize the integral role I played in rolling out $100M+ in public/private funds to deliver 1100 affordable housing apt units, building 400+ homes, and putting hundreds of people in homes.

In only a few years we all did alot together before I switched it up and got into banking. I left banking unexpectedly to start my real estate office, but not before getting the experience of billion dollar loan underwriting from .

All this while studying at for business, University of Houston-Downtown for business and logistics, and Texas Southern University for urban planning. Oh yeah, and I was selling real estate as an agent. (circa pre family..lol)

Now I get to support a great group of great people in their real estate careers as a licensed real estate broker & urban planner. Through my office we've been fortunate enough to have been entrusted with advising on policy, built programming for community development, and managing millions in real estate assets for others. Crazy thing is were just getting started....

Every year we host a conference about community revitalization. While real estate development is at the forefront, the goal is to build complete communities together. So we do our best to make sure everyone can participate, because revitalization takes more than the development of physical spaces.

This year we're looking to kick things off in September. Well eventually need volunteers, but right you can be a part of the steering committee.

Weigh in on speakers, partners, and the overall vibe for the weekend. Let me know if you're interested and I'll add you to our upcoming call.

We're in the middle of a perfect storm to innovate how we do housing and economic development...how we "revitalize" communites. Theres new development policy that support density, affordability that requires creativity, and a strong demand for locally driven economies.

Communites are in need of place based solutions, so we built an ecosystem to support local land ownership and responsible land use. Now were looking to grow our community of property owners, real estate professionals, and stakeholders one by one.

Message me if youre interested in joining the movement!

Dumping is a huge issue... Our city proposes $5 a month to support maintenance. Clean ups are becoming a neighborhood pastime and place of social connection. Both of which might be needed, but can be unsustainable, additional responsibility, and still not solve the problem.

Meanwhile, empty lots and storefronts continue to attract trash that cost time and money to clean.

If you had up to $10k to address vacant lots and blighted buildings how would you use it?

If you're a GIS professional and have expertise in community development take a moment and respond to this RFP. It's to support the creation of a database and dashboard to aid development. Local practitioners are preferred, but flexible if you can execute.

and I decided some time ago that we were going to actively invest in our community. You know, take the Chip and Joanna Gaines approach to revitalization to some degree.

I'll tell you later how it's going, but since then we started buying property not always knowing what we were going to do with it other than improve the condition it was in. We see vibrant and economically inclusive opportunities for housing and jobs where everyone else sees vacant, blighted spaces. So we figured we'd build what we wanted to see in our neighborhood.

Along the way we've met others that feel the same way and weve been helping each other grow and scale. Now we have an opportunity to take another step in growing our community.

Throughout the course of next year well be hosting our inaugural small scale developer accelerator program through The 3rd Ward Real Estate Council. Well be using an actual project to not only provide housing, but to also build capacity among our community of neighborhood developers. Participants will be taken through a curriculum of classes/workshops while gaining first hand experience with an actual project they are a part of.

We still have capacity for serious participants that want to work together to build missing middle housing and neighborhood scale commercial spaces in Third Ward and surrounding areas.

Message me for details.
