It seems unreal that we're ALREADY in Q3...

Plus, halfway through the year!

Here's what to expect in Q3 with the market and trends to watch 👇

⏳National home prices are expected to edge up modestly—around 2%—though growth varies by market. Fast‑rising areas may flatten, while slower markets might even decline slightly.

⏳ Rates are high but easing: Q2 rates averaged 6.63%, Q3 projected 6.47%, Q4 6.36%—still high compared to pandemic-era lows, but slightly improving.

⏳ Inventory continues to climb toward—and in some markets even beyond—pre‑pandemic levels.

Buyers now have more options and negotiation power, with price reductions and longer listing times becoming common.

BEFORE you hit 'Request Tour' on Zillow, read this👇

Before you go clicking that button thinking you're booking with the listing agent or an agent you follow on IG, here's the truth.

The request gets routed to any agent who paid for that zip code, not necessarily someone who knows your goals, your timeline, or your budget or even knows your city. 😬

Truth bomb: You have no idea who that agent is.

That's why I highly recommend you find an agent that can be vouched for- with a referral from a local.

Having an agent who knows your city and has been around the block will be a great asset in your home search.

Plus, hitting that 'request tour' button might lead to a lot of calls from Zillow agents asking if you're ready to buy a home. 🫣

You can't hide these from your lender 😬

When you're applying for a mortgage, these are 4 things they'll be sure to look for 👇

1. They will look for your accurate credit score

You can’t slap a filter on this one. Lenders will pull your credit report, and yes, they’re checking all three bureaus to see how you handle debt.

2. They will look for sources of income and where it came from

Lenders need W-2s, pay stubs, and/or tax returns to verify that your income is legit, stable.

If you receive a gift from family (large sum of money), they’ll be looking for documentation of where it came from.

3. They’ll look to see if you have job stability

AKA, you can’t quit your job to pursue your dream of being a full-time dog influencer right before closing...That’s a no from your lender, unfortunately.

They want consistency and predictability.

4. They’re checking your debt-to-income ratio

Lenders are checking to see how much of your debt is eating up your paycheck.

They factor in loans, credit card debt, student loans, car payments, etc.

✨Bottom line: get your finances in order before applying for a loan and don’t be scared to reach out to a lender to see where you stand- they aren’t judging you!

These are features homeowners WISH they had 👀👇

If you're building a home- you're in a good spot reading this.

I researched what current homeowners wish they had added to their homes that's worth the extra pennies.

1. Extra garage space

Storage and being able to walk around your car are key elements that homeowners don’t take for granted.

A few feet here and there make all the difference!

2. Hardwood floors over carpet

Homeowners find that hardwood floors drop the temperature dramatically, last forever, and leave no smell or stains.

Plus, it makes your home look more expensive and modern! (Resale value!)

3. MORE outlets

Avoid extension cords by putting more outlets in convenient places.

Adding outlets after your home is built becomes more difficult and expensive.

TIP: Get outlets inside the master bathroom cabinets to plug in your hair dryers, electric shaver, etc

4. Taller ceilings for taller cabinets

With 9-foot ceilings, you can add higher cabinets in your kitchen that give you more space for storage.

Plus, taller ceilings make all the difference in how big your home looks.

While it can give you a plan, give tips, draft up a moving checklist, and write a listing description, there's too much it CAN'T do.

AI can't:

❌ Physically walk your home with buyers

❌ Price your home based on local market + comps

❌ Handle inspections, appraisals, and paperwork chaos

❌ Read a buyer’s tone or body language

❌ Protect your equity in a high-stakes negotiation

And no I'll never be worried about AI taking over my job.

A seller's biggest insecurity...

Thinking NO ONE will want their home. 😩

Because it's not the Pinterest-perfect, move-in-ready masterpiece they're hearing about from others.

Here's some good news:

There's a buyer for every home.

Maybe your home has a quirky layout, but the location is right by their family's home.

In that case, they care more about being near their family than about whether the dining room is near the kitchen.

The same can go for any situation.

Not updated? There's a DIY buyer for that.

On a busy road? People may want to be closer to things.

An agent who knows how to sell any home is an agent you want on your side. 🙌
