Sometimes the most important conversation I have with a homeowner is the one they don’t necessarily want to hear.

Recently, I sat down with a potential seller whose situation was complicated. Between the balance on the first mortgage, a second lien, and the current market value of the home, there wasn’t much room to work with.

When I prepare a market analysis, I probably look at a property a little differently than most Realtors. My education and experience in residential appraising taught me to dig deeper into the comparable sales, adjustments, condition, competition, and what the market is actually telling us.

I’m not going to inflate a price just to get a listing. I’m not going to fill your head with promises I can’t back up. And I’m definitely not going to tell you what you want to hear just so you’ll sign a listing agreement.

I’d rather have an honest conversation upfront.

Selling a home takes an investment from both of us. My clients are trusting me with one of their biggest financial assets, and I’m investing my own time and money into photography, advertising, open houses, research, direct marketing, agent outreach and everything else it takes to get that home sold.

Today we remember our Prisoners of War and those who remain Missing in Action.

As a veteran, “You Are Not Forgotten” means something different. We remember those who served before us, those who endured captivity, and those who left for war and never came home.

Some have lived for decades without answers, but they continue to carry the memory of their loved ones.

May God watch over them, comfort their families, and grant eternal rest to those who gave their lives for our country.
