A little bit of everywhere. ☕️🌿

Some days I’m out looking at land, some days I’m touring properties, some days I’m meeting with clients, and some days I make it back to the office.

Today happened to be an office day, and I had to stop for a minute and appreciate the setting.

A beautiful building. Beautiful architecture. Trees outside the window. A little house sculpture in the background. And, of course, my water tumbler picking up a new Fulshear, Texas hummingbird sticker. 🐦

I love that my work takes me into so many different places and conversations. My office is my home base, but real estate rarely keeps you in one place and that’s one of the things I love about it.

Back to it tomorrow. 😉

Texas heat isn’t an excuse. Rain or shine, I still like showing up.

Open houses are still valuable to me. They are not only for buyers, but for learning the neighborhoods, seeing what’s happening on the ground, and staying close to the market.

Today, I’m doing one for a colleague.

It was phenomenal to be out at Newmark Homes Cross Creek West by Johnson Development seeing old friends, catching up with great people, and getting a first look at some of the beautiful new inventory coming to this incredible community.

And, of course, you can’t go wrong with a little Texas Whataburger to top it all off! 🍔🧡

Great people, beautiful homes, and a fantastic evening. Congratulations to everyone involved in putting together such a wonderful event!

A little something I’m excited to be part of…🌿

After attending the Houston-Galveston Area Council’s Parks & Natural Areas Roundtable, I’m pleased to be serving as a volunteer judge for their 2026 Parks & Natural Areas Awards.

I’ve actually been on the other side of these awards before, when a City of Fulshear Butterfly & Pollinator Garden project I submitted received an honorable mention. Now I get to see the work from the other side.

As someone who works in commercial real estate and follows Texas growth closely, I believe how we develop communities matters just as much as how much we develop.

Parks. Trees. Natural areas. Open space. Quality of place.

I’m looking forward to seeing what communities across our region are doing well. 🌳

Texas real estate just got a little more serious about WATER.

I make it a point to stay current on Texas Real Estate Commission’s continuing education and the latest changes to our contracts and forms. Today’s class covered the residential contract changes that became effective July 1, 2026 — and this one really caught my attention.

💧 The contract now specifically addresses groundwater and surface-water rights. 💧

Why? Because access to water on a property can be regulated, restricted, or even prohibited — including the ability to drill a well or withdraw water.

For residential buyers and sellers, that means water rights are now something to pay attention to when buying or selling Texas property.

💧 In Texas, the dirt matters. But so does the water.

A neighborhood becomes something special when the people who live there start to come together. ❤️

I’m proud to be part of the growing Fulshear Lakes community and to see so many wonderful families making this place their home.

We’re building friendships, looking out for our neighbors, supporting one another, and creating a beautiful place to live.

It’s exciting to watch a neighborhood grow, but even better to watch a community take shape.

The homes create the neighborhood. The people create the community. ❤️

I’m currently pursuing the Texas Accredited Commercial Specialist (TACS) designation through Texas REALTORS® — continuing my education in the areas that matter when evaluating and transacting commercial real estate.

Valuation. Development. Due diligence. Infrastructure. Title. Market and neighborhood growth.

The deeper you understand the property, the better you can serve the people making decisions about it.

Still learning. Still growing. Still sharpening the tools I bring to every transaction.

Fulshear has a story. and that story is still evolving.

One of the things I appreciate about Fulshear, Texas is that even as the community grows and changes, there is a real opportunity to understand and respect the sense of place that came before us.

The Fulshear Historical Association and About Fulshear, Texas Substack do a wonderful job bringing that story to life through documented records and research.

The latest piece, “Ranching in Fulshear: A 19th Century Perspective on Cattle, Culture & Commerce,” offers a fascinating glimpse into the people, land and culture that helped shape Fulshear.

For me, understanding that history isn’t about looking backward—it’s about appreciating the foundation on which we continue to build.

Worth the read.
