๐ก Buying or selling property in Texas? The type of deed you sign matters more than most people realize.
Many people assume that all property deeds provide the same legal protections but that's simply not true.
Before you sign at closing, make sure you understand the differences:

General Warranty Deed
Offers the highest level of protection. The seller guarantees they have good title and agrees to defend against title issues, even if those issues originated before they owned the property.
โ๏ธ Special Warranty Deed
Provides more limited protection. The seller only guarantees that no title problems arose during their period of ownership, not before.
โ ๏ธ Quitclaim Deed
This is where many people get caught off guard. A quitclaim deed doesn't guarantee ownership or promise that the title is free of defects. It simply transfers whatever interest the signer may have, if any. While quitclaim deeds can be appropriate in certain situations, such as transfers between family members or after a divorce, they generally do not provide the same protections as warranty deeds.
