In January 2025, U.S. housing starts experienced a notable decline, with new residential construction down by 9.8% from the previous month. This downturn is attributed to persistently high mortgage rates and a sluggish housing market, which have tempered homebuilder confidence. Single-family housing starts decreased by 8.4% to an annualized rate of 993,000 units, while multifamily starts saw a 13.5% drop, reaching an annualized pace of 373,000 units. 

The elevated borrowing costs continue to deter potential homebuyers, leading to a slowdown in housing demand. Despite a slight decrease in mortgage rates over the past month, with the average 30-year fixed mortgage rate falling to 6.87%, affordability remains a significant concern for many buyers.
