As we approach the cold weather, here are some tips to help protect your home.
1) Prevent frozen/burst pipes (biggest property risk)
Keep heat ON (don’t turn it off overnight). Set to at least ~65°F, even if away.
Drip faucets: let one cold-water faucet on an exterior wall drip (and any sink that shares an exterior wall).
Open cabinet doors under sinks (kitchen + bathrooms) to let warm air reach plumbing.
Disconnect hoses from outdoor spigots and store hoses (hoses left attached can freeze/backflow and crack pipes).
Know your water shutoff: make sure tenants know where the main shutoff is and how to turn it off fast.
If a pipe freezes, do not use an open flame. Use a hair dryer or warm towels, and call maintenance.
If a pipe bursts/leaks: shut off the water immediately and call your emergency line.
2) Prepare for power loss safely (cold + wind + ice can do this)
Charge phones/power banks; keep flashlights handy (avoid candles if possible).
Space heater safety: plug directly into the wall, keep 3 ft clearance, never leave on while sleeping, and never use extension cords.
Generator safety : outside only, far from doors/windows/attics—carbon monoxide risk.
Make sure smoke + CO alarms are working (press “test” button now).
3) Move items off patios/balconies; secure trash bins and loose objects.
Keep drains/gutters clear around the unit (don’t pile leaves/trash by storm drains).
