While the number of homes for sale is increasing, it is still 43.2% lower than it was before the pandemic according to the Monthly Housing Market Trends Report from Realtor.com. Today's inventory means that we are in a seller's market so if you're considering selling, spring could be a good time to list!

Our friend Ryan Rosplock with Guaranteed Rate Affinity has some fantastic programs for home buyers right now! He told us about a few of them last week:
▶️Community lending program - Ryan has an investor who has conventional interest rates anywhere from .25% to .5% lower than normal market rates and the only criteria is the property location.
▶️AMI (area median income) options - There are also special programs for buyers who earn less than 100% of the Area Median Income(AMI) where buyers can receive up to a $2,500 lender credit based on their income.
▶️Down payment assistance programs – As of February 1st TSAHC has a 4% down payment assistance option at a 5.75% interest rate. There is an income limit and minimum credit score for this specific program and it's on a first-come, first-served basis.
