Fall is a good time to look around your house and make a short list of what needs doing before winter. Gutters, filters, and a quick look at the roof go a long way.

Moving to Houston? Ask these 3 things before you pick a neighborhood.

1. What does the commute look like at the hours you'd actually drive? Test it on a weekday morning, not on a Sunday.
2. What is the full monthly cost? Property taxes, homeowners insurance, and any HOA dues change from one address to the next, so compare the total, not just the price.
3. Which school zone is the address in? Confirm it with the district itself, because boundaries can change.

Relocating and want a local to walk you through it? DM us "MOVE" or visit ssghtx. com.

Buying a home in Houston? Check these 3 things on the specific house before you fall in love with it.

1. Flood history for that exact address. Not the neighborhood, the property. Ask the seller for the disclosure and look up the flood zone for the address.
2. The real tax bill. Ask for the total tax rate for that exact address, because it can differ from the house down the street.
3. The commute at rush hour. Drive it at the time you'd actually go, to where you actually work.

Your down payment is not the only number to plan for. First-time buyers in Texas should watch these costs too.

Earnest money and the option fee when your offer is accepted. Inspection and appraisal before closing. Closing costs, plus prepaid items like property taxes and homeowners insurance. And moving costs on top of it all.

This is where the right agent earns their keep. We walk you through every number before you're anywhere near the closing table - and we know where there's room to negotiate, so more of your money stays with you.

Some of the most common real estate advice deserves a second look before you follow it.

"Wait until spring to list." Start with your own timeline, then ask your agent about recent comparable sales and the homes competing with yours.

"Price it high to leave room to negotiate." A higher asking price is a strategy to discuss, not a guarantee. Compare the evidence and agree on a plan for reviewing buyer response.

"Buy the worst house on the best street." Do you actually want a project? Get repair estimates and think through your budget and time first.

Houston-area homes: what does your budget buy?

Same budget range, three very different homes. Price is only part of it, so compare the full monthly cost with taxes and insurance before you decide.

The only thing scarier than the decorations is the Houston electric bill in October. ๐Ÿ˜…

Air conditioning runs long into fall here, so the monthly cost of a home is worth looking at before you buy. Ask for the past 12 months of utility bills on any house you tour, and check the age of the AC while you're there.
