I spent last Saturday morning on Heights Boulevard and stayed longer than I planned.

The farmers market has expanded, and it's doing something most Houston neighborhoods spend a decade trying to build: it's giving people a reason to walk outside and stay awhile.

The boulevard itself has a Walk Score of 88 out of 100. That's not marketing language. It means most of what you need day-to-day is within walking distance. And on Saturday mornings, you can see it working in real time.

Families walk over from Donovan Park. Bikes lean against oak trees. Vendors set up under the canopy that runs down the center median.

I walked Polk and Commerce last week and the difference hit me immediately. Two years ago this stretch was quiet after 6 p.m. Now the sidewalks have rhythm.

EaDo's restaurant row isn't just filling in. It's dense now. 48 dining spots in walking distance. Bar patios on a Tuesday. That kind of density changes how buyers see a neighborhood.

Whenever values soften, I start getting the same question: should I sell before it gets worse?

Here's what I tell people. A dip on a chart is not the same as a loss in your pocket. Pull back and look at what homes in The Heights, or almost anywhere in Houston, have done over ten years. The picture looks very different than this week's headline.

The costliest moves I've seen were made out of fear, not out of math. Before you decide anything, run your actual numbers and talk to someone who knows this market street by street.

If you’re around the Museum District this weekend, there are a couple things that sound like a nice, easy way to get out for a bit.

Asia Society has a student art showcase tomorrow, and Houston Center for Contemporary Craft has a hands-on wire garden critter activity happening too.

I love stuff like this because it’s not some huge plan you have to build your whole day around. You can pop in, walk around, do something creative, and still have plenty of weekend left.

Something shifted in the Houston market this spring, and it's worth paying attention to.

Homes are sitting for about 48 days on average before going under contract. There are over 32,000 active listings across the metro. And the typical home price has softened just slightly compared to last year.

For buyers, that combination is meaningful. More homes to choose from, a bit more time to decide, and mortgage rates that are actually lower than they were 12 months ago.

For sellers, pricing right from the start matters more now than it did in years past.
