• 8,340 single-family homes sold — ↑ 1.6% YoY
• $340,000 median sales price — ↑ 0.6%
• $440,816 average sales price — ↑ 1.9%
• 40,750 active listings — a record high
• 5.5 months of inventory
• 53 days average time on market
• Pending sales ↑ 2.6%
• Total sales volume: $4.1 BILLION — ↑ 3.4%
• And the luxury market? $1M+ sales ↑ 9.4%

What does that actually mean?

Buyers finally have choices, negotiating power and a little more time to make decisions.
