Appraisal- Opinion of Value. Completed by a licensed or certified appraiser. Regulated by USPAP.
Evaluation- Although not regulated by USPAP many different federal agencies do. If an appraiser completes an evaluation that does not comply with USPAP they must disclose so.
Broker Opinion of Price- Can be done by broker or agent. Only an opinion of sale price not an opinion of market value like the other two.
Comparative Market Analysis- A tool your agent or broker can use to get you an idea of what your home could sell for in todays market. They will gather the sales of similar homes in your area that recently sold. This is only an opinion and the list price is ultimately up you to as the seller. This is a good starting point when trying to decide whether to sell your home or not.
