A major Houston office property is now up for sale.

Shell is marketing its approximately 1.5 million-square-foot Woodcreek campus in Houston’s Energy Corridor for around $325 million.

But this isn't simply an office sale.

The transaction is structured as a sale-leaseback, with Shell expected to lease slightly more than half of the campus for 15 years, while reducing its footprint by more than 700,000 square feet.

What does this tell us about Houston's office market?

A $20 dent can turn a brand-new refrigerator into a completely different business opportunity.

A refrigerator can be perfectly functional, under warranty, and still impossible to sell as “new” once it has been opened, returned, displayed, or scratched in transit.

So where does it go?

Liquidation.

And that creates an interesting business model.

Specialized scratch-and-dent and open-box retailers buy these appliances at a discount, put them on the floor, and sell them to customers who care more about **price and availability** than a perfect box.

Three things make this category interesting:

1. The purchase is often urgent.
Nobody plans for their refrigerator to die. When it happens, they need a replacement quickly.

2. Value matters.
A small cosmetic imperfection can create a meaningful discount without affecting how the appliance actually works.

3. Local inventory creates a speed advantage.
If the appliance is already sitting on the showroom floor, the customer can potentially take it home much sooner than waiting for a traditional delivery cycle.

I spend a lot of time looking at Texas businesses that quietly work while everyone else is chasing the obvious categories.

Houston continues to attract major investment in life sciences and advanced manufacturing.

Bristol Myers Squibb has announced a $2.3 billion investment to develop a new manufacturing campus at Generation Park in Houston, Texas.

The project is expected to include:

• Nearly 500 skilled jobs
• Approximately 600,000 SF of manufacturing space
• Advanced, multimodal pharmaceutical manufacturing capabilities
• Approximately 2,000 construction and indirect jobs during the 2027–2030 development period

The investment is part of Bristol Myers Squibb’s broader $40 billion U.S. commitment across research, technology, and domestic manufacturing.

For Houston, this is another strong signal of the region’s growing importance in life sciences, advanced manufacturing, infrastructure, and long-term economic development.

90% of buyers expect seller financing.

Only 29% of owners plan to offer it.

That gap may be one reason good businesses are taking longer to sell.

BizBuySell’s Q2 2026 report, based on 2,117 closed business transactions, highlights a market where deal structure and business readiness matter more than ever.

Here are a few numbers that stood out:

📊 78% of buyers expect to use SBA financing.

💰 90% expect seller financing to be part of the deal, while only 29% of owners plan to offer it.

📈 Only 14% of owners have completed a professional valuation, while 35% say they have no idea what their business is worth.

📉 Transaction volume fell 10%, but the median sale price declined only 1% to $349,250.

And despite the lower transaction volume, the average cash-flow multiple increased 2% to 2.7x.

The takeaway?

This isn't simply a market where buyers and sellers disagree on price.

Increasingly, deals are being shaped by financing, valuation, business readiness, and deal structure.

Messy financials.
Lease-transfer issues.
Customer concentration.
Unclear valuation.
Limited financing options.

These issues can become major obstacles during due diligence.

The best time to address them isn't after you receive an offer.

It's before you put the business on the market.

A 29-year-old just built a $13 billion company selling home batteries.

You can buy a home battery at Home Depot. That is the part that should bother you.

Here is what he actually changed.

A backup power system usually costs a homeowner $15,000 and they own it. One sale, done forever.

Base charges $695 up front and $19 a month, and Base keeps the battery. It sits in your yard, on their books. They fill it when power on the grid is nearly free and sell it back at dinnertime when everybody's AC kicks on.

Same equipment. Totally different business.

Why I care, as somebody who sells businesses for a living:

A company with contracted monthly revenue can be financed. Banks lend against it. Private equity looks at it. Buyers compete for it.

A company that sells one job at a time gets one buyer, writing one capped check, with his house on the line.

Same profit. Same trucks. Same crew. Completely different pool of buyers.

And Houston is full of businesses already built this way. Alarm monitoring. Fire extinguisher inspection. Water treatment. Uniform rental. Medical equipment. Pest control.

Every one of them puts an asset on the customer's property and bills monthly.
