Realtor Roller Coaster....
No matter how much a real estate agent is being paid to sell your home or help you buy one, they cannot eliminate ALL risk of hiccups and hurdles that inevitably WILL come with the selling and buying process.
In a perfect world, homes would go under contract and then get to closing smoothly with all parties feeling solid. However - In reality, getting the closing table is the hardest part of the process.
There are a plethora of things that can pop up during the contract to close period. Beyond just the obvious things like inspection, lending, and title issues, there can even be personal situations and emotions that impact the process.
This market is not easy.
I don’t care what area you are in. In ours, homes are not flying off the market. In fact, it is not uncommon for a home to be on the market for 2-3 months before it sells, unless it is priced to SELL.
Why? Because buyers can be picky- they certainly have more options. They’re asking for more repairs because they could choose to buy a BRAND NEW Home for almost the same price!
On the flip side, sellers are more emotional than ever because many are stressed about their home selling, feeling like they're "giving" the home away and sometimes even bringing money to closing. This is not uncommon.
While it may be hard to have any humanity for your realtor, please remember we do not get paid until it closes. We invest our money and time for months on transactions that we may never even see a paycheck for.
If you’ve hired a good agent with a good track record, chances are that if/when the transaction doesn’t go 100% smoothly, it’s not for lack of effort on their part. Positive attitudes are game changers in stressful situations.
