they’re just a lot more selective right now.

• Pending sales: ⬇️ 10.6%
• Closings: nearly flat

We’re not seeing a lack of demand—
we’re seeing buyers take their time and wait for the right home.

➡️ Well-priced, move-in ready homes are still moving

Here’s your February snapshot (2025 vs 2026):

🏡 13,940 new listings — up 4.3%
🏡 34,396 active listings — up 13.1%
💰 Average list price: $436,455 — up 2%

What does this mean?

More inventory = more options for buyers.
Prices holding steady (and slightly rising) = sellers are still in a strong position — but strategy matters more than ever.

We are no longer in the frenzy… we’re in the smart market.

There is just something about an old home with character. 🤍

The vintage hardware.
The quirky floorplans.
The buttery yellow oven that has definitely seen some holidays.

Met the sweetest clients today and we instantly bonded over our love for homes that don’t look like every other new build on the block. Give me charm, give me history, give me stories in the walls.

Not everything has to be open concept to be beautiful.

We woke up with plans for Mass at a historic church.
Instead, we were told we couldn’t leave the house. Roads blocked. Smoke rising across the coastline.

Palm trees and plumes of smoke in the same frame.

For two days, we stayed inside our villa — watching the horizon, playing games, sharing meals, and keeping our humor intact. It was surreal. Beautiful and unsettling at the same time.

But we felt safe. The staff was calm and incredible through it all.

Home now. Grateful. And maybe a little more specific next time we ask for an “adventure.”

And today I’m celebrating hitting Platinum Level — over $10M in production this year and finishing Top 25 company-wide at Better Homes & Gardens Real Estate Gary Greene.

No shortcuts. No discounting my value. Just strategy, consistency, and incredible clients who trusted me to deliver.

That number represents families, negotiations, marketing launches, late nights, and a whole lot of faith.

Houston ended Q4 2025 with improving affordability and softening prices — a combo we haven’t seen much lately 👀

✔️ 44% of Houston households can afford the median-priced home (up 4% from last year)
✔️ Median home price: $337,000 (down 1% year-over-year)
✔️ Median rent: $2,000 (down ~3%)

What does this mean?
More breathing room for buyers, better options for renters, and a market that’s settling into a healthier balance going into 2026.
