We’ve walked through enough homes to know that the things that make us nervous usually aren’t the obvious ones.

It’s rarely the ugly paint.
It’s rarely the old carpet.
It’s usually the small things that hint at a much bigger story.

1.) Fresh paint in only one section of the house
If every room looks original except one ceiling or one wall, we’re asking why.
Sometimes it’s cosmetic.
Sometimes it’s covering a leak that nobody wants to talk about.

2.) A strong scent the second you walk in
One candle is staging.
Five plug-ins and a diffuser running in every room usually means something is being hidden.
Pet odors, mildew, smoke, moisture.
The question isn’t what you smell.
It’s what they’re trying to keep you from smelling.

3.) Doors that don’t close properly
One sticky door is normal.
Multiple doors throughout the house usually means movement somewhere.
That doesn’t automatically mean foundation problems.
But it definitely gets our attention.

4.) Water pooling near the exterior
Water tells the truth.
Poor drainage today often becomes expensive repairs later.

5.) Fresh patches without matching texture
Most repairs aren’t a concern.
Repairs we can’t explain are.
A good inspector will usually find the rest of the story.

One of these isn’t necessarily a problem.
When several show up together, that’s when we start paying closer attention.

2. Natural light at different times
Photos don’t tell the full story.

3. System age and condition
Roof, HVAC, water heater — these drive real costs.

4. Noise levels

Most buyers go under contract and then relax.
That’s usually when mistakes start.

Here’s what we have our clients do immediately:

1. Deposit earnest money same day
Deadlines are strict. Missing it can put you in default. Confirm wiring instructions directly — fraud happens more than people think.

2. Map every deadline out
Inspection period, option period, financing, appraisal. Put them in your phone. Missing one can cost you your deposit.

3. Start lender docs early
Pay stubs, bank statements, tax returns. The faster you move, the smoother your closing.

4. Schedule your inspection ASAP
Good inspectors book out quickly. Waiting limits your negotiating window.

5. Revisit the neighborhood at different times
Day vs night can feel completely different.

The buyers who have smooth closings treat this window seriously.
The ones who don’t… usually feel it later.

3. Timelines change
Weather, materials, labor — delays happen. Plan flexibility into your move.

4. Warranties have limits
Not everything is covered, and not forever. Know what expires and when.

5. Negotiation looks different
Builders don’t always drop price — but they may offer incentives, credits, or upgrades.

New doesn’t mean perfect.
It just means no one has lived in the problems yet.
