Inventory is shifting right now, and that matters whether you're buying or selling. When inventory moves, so does your position, meaning how much room you have to negotiate or how fast you need to decide.

If you're a buyer waiting for the "right moment," I'd honestly pay attention to what's available today before that window tightens. So if you spot a home that checks your boxes this week, waiting a few weekends to think it over could cost you the option entirely.

Buyers always ask about the neighborhood, but they're usually asking about the listing. What they should be asking about are the weekends.

The Woodlands in June isn't quiet. There's something happening on the waterway almost every weekend!.

I think that matters more than most people realize when they're choosing where to put down roots. A neighborhood that pulls you outside, that gives you something to do without planning ahead, that's a different kind of value than square footage.

If you're weighing areas right now, I'd put weekend life higher on your list than it probably is.

A lot of homeowners are in this exact spot right now: they would consider selling, but they keep coming back to the same question “Why would I give up my low rate?”

That’s a good question. A low rate is valuable, and for some people, keeping it may be the right move. But the decision usually gets a lot clearer when you stop looking at the rate by itself and start looking at the whole situation.

Does the home still fit the way you live? Do you need more space, less maintenance, a different location, or a layout that works better for your family? How much equity do you have, and what would your next monthly payment actually look like?

Selling does not make sense for everyone right now. But neither does staying in a home that no longer fits just because the rate is lower.

The best thing you can do is run the numbers, look at your options, and make the decision based on your life as a whole, not just one piece of the equation.

Most people search by zip code. That's the wrong starting point.

School zones drive resale in ways that don't show up until you're looking at two similar homes on different streets and wondering why one got stronger offers. The zone is often why.

In The Woodlands, Tomball, and Coles Crossing, I'd tell you to pull the school zone map before you pull the listings. Specific campuses inside Conroe ISD carry real weight with buyers, and that weight shows up in price.

I've watched a lot of families move to The Woodlands and then spend their first summer scrambling to find things to do with their kids.

The good news? Most of what you need is already here. And a lot of it is tucked into spots you won't find unless someone points them out.

I put this together because summer break sneaks up fast. The splash pads, the shaded trails at Northshore, the quieter mornings at the Children's Discovery Center. these aren't Instagram-famous, but they're the spots local families actually use.

The Woodlands was designed around green space from day one. That changes how a neighborhood feels when you're actually living in it, not just visiting.

If you're moving here with kids, save this. You'll want it in June.
