This one was interesting to put together.

People often ask whether their money will go further in Kingwood or Atascocita. Instead of giving the usual “it depends” answer, I pulled the recent sales and current inventory to show what buyers are actually finding around the $400,000 mark.

The answer is more nuanced than I expected. If you know someone comparing the two areas, feel free to share this with them.

What does approximately $400,000 buy in Kingwood compared with Atascocita?

I reviewed recent closed sales and current active inventory to see where the differences really show up—including home size, age, price per square foot, lot size, and what buyers are finding on the market right now.

There isn’t one universal winner.

Kingwood and Atascocita can both work at this budget, but they may offer very different tradeoffs depending on whether you prioritize a newer home, more space, neighborhood character, commute, taxes, or location.

One thing I've learned working with relocation buyers is that most don't start their home search saying, "I want to live in Kingwood."

They start with Houston.

Then we begin narrowing things down. Where will they work? What kind of home do they want? What lifestyle are they looking for? And what trade-offs are they willing to make?

For some buyers, Kingwood keeps checking the boxes.

For others? I might actually recommend looking somewhere else.

There’s a LOT happening just south of Kingwood at Generation Park.

Eli Lilly and Bristol Myers Squibb have announced nearly $9 billion in combined investment, San Jacinto College is training the biotech workforce right there, and roughly 1,100 permanent jobs are expected from those two projects alone.

That’s exciting for Northeast Houston—but growth at this scale also means roads, power, water, wastewater and housing all have to keep pace.

I went down to Generation Park to take a closer look at what’s happening, including something that caught my attention while researching this story: Generation Park markets itself as “Hyperscale Ready.”

So what could all of this mean for Kingwood, Humble, Atascocita, Porter and the rest of Northeast Houston?

I went a little deeper down the numbers on this one. 😂

I pulled more than 1,000 Kingwood resale closings because I wanted to know whether what we're hearing about the housing market actually matches what's happening here.

Some of what I found surprised me — especially the difference between 77339 and 77345.
