According to the data, it is a BUYER'S MARKET.
This market data for the first half of 2026 is provided by the Skyline Report released by Arvest Bank. The reports are completed by researchers at the Center for Business and Economic Research (CBER) in the Sam M. Walton College of Business at the University of Arkansas.
Talk Business & Politics website released this quote in their article about the report: “The residential market in Northwest Arkansas demonstrates that the economic principle of supply and demand has always applied to the housing market as well,” CBER Director Mervin Jebaraj said. “With all the new construction in single-family homes and multifamily units, we are finally seeing price stabilization and some small price decreases. For the first time in many years, I would characterize this as more of a buyer’s market than a seller’s market. Continued population, job and wage growth combined with stabilizing home prices are driving demand, despite higher mortgage rates. We are also seeing large-scale homebuilders offering incentives and mortgage rate buy-downs to move their inventory of newly constructed homes, which is contributing to negative pressure on prices.”
