There is no better district here. There is a better fit.

Friendswood is the call if you want the tightest community in southeast Houston, every campus A-rated, one high school, no internal competition, and your kid recognizing half the cafeteria freshman year. You pay a bit more in school tax and in home price for it.

Clear Creek is the call if you want program choice, five high schools with five different cultures, and room for a kid who changes their mind sophomore year.

Both will give your kid a strong education. The question is which environment you want them growing up in.

Galveston County offered League City an 86 acre park, and the city wants to take it.

Walter Hall Park sits along Clear Creek off Highway 3. The county came to the city about handing it over, and the land itself would cost League City nothing.

The city's plan is tennis and pickleball courts, baseball, soccer and football fields, and the existing fishing piers improved. There is a practical reason underneath it too. The parks director said the city had outgrown its current maintenance facilities.

Worth being clear about where this actually stands. Nothing has been voted or signed. The city and the county still have several months of work ahead on a transfer timeline, and improvements could take three to five years.

Eighty six acres is a lot of parkland to pick up at once. Parkland is one of the first things families ask me about when they are deciding between two neighborhoods.

League City just proposed its twelfth straight property tax rate cut, and the first vote is August 25.

The proposed rate is $0.356505 per $100 of value. That number is the no-new-revenue rate, which means the city is set up to collect about what it collected last year.

Here is the part people miss every August. A lower rate is not automatically a lower bill. If the appraisal district moved your value up more than the average moved, your bill still goes up. The rate is only half the math.

Also worth knowing: this is the city line on your bill. The school district, the county, and any MUD are separate lines, and the city is not the biggest one.

First reading is August 25. Final reading is September 8. Nothing is adopted yet.

Not every address in League City is in Clear Creek ISD.

Friendswood's school tax rate runs higher than Clear Creek's. On a five hundred thousand dollar home that is a few hundred a year. Worth knowing, not worth deciding on.

Here is what is worth deciding on. Tuscan Lakes is split by League City Parkway. The sections north of it are Clear Creek. The sections south of it are Dickinson ISD. Same community name on the sign.

Two houses that look identical on Zillow, same price, same square footage, and a resale difference in the tens of thousands when you sell.

I pull the zoning on the exact address before a client ever walks in. Thirty seconds.

Scale is the thing Friendswood cannot give you.

Five high schools and more than forty campuses turns into program depth. Career and technical tracks, advanced STEM, dual credit college courses, fine arts, athletics, all with real history behind them.

Take robotics. Clear Creek runs multiple programs across five campuses, different teams, different specializations. Friendswood has one high school's team. If it fits your kid, it is excellent. If it does not, that is the program.

Five campuses also means options if one is not working out.

Smaller and tighter, or bigger with more to choose from. Neither one is wrong.

The Cookshack space on Bay Area Boulevard is not staying empty

Everybody shared the coming soon graphic. Here is what the state filing actually shows.

House of Pies is taking 160 West Bay Area Boulevard, the Cookshack end cap. It is a 3,924 square foot interior build out with an estimated value of $350,000, registered with the Texas Department of Licensing and Regulation on May 12. Crews started May 25, and the filing targets completion on October 19. That is a construction target, not an opening date, so plan on fall.

House of Pies has been a Houston institution since 1967. This would be their seventh Texas location and the first one in the Bay Area.

Restaurants follow rooftops. The Bay Area Boulevard corridor is where you can watch it happen.

Nearly $14 million of road and drainage work hits League City this summer

Three projects, all inside the city. Hobbs Road gets extended all the way to FM 517, $10.34 million and four lanes, with Galveston County chipping in $2 million. FM 518 at Wesley gets $2.845 million in new storm pipes, boxes, and inlets. And Maple Leaf at League City Parkway finally gets its signal, finished by the end of 2026.

Roads and drainage always go in before the homes do. Watch where the infrastructure money flows and you can see where League City grows next.

Friendswood wins on every number. The gap is smaller than you think.

On the state's accountability rating, Clear Creek scores 88 out of 100. Friendswood scores 92. On Niche, Clear Creek is an A, Friendswood an A-plus.

In the Houston metro, Clear Creek ranks fifth. Friendswood ranks third. Statewide, out of roughly nine hundred districts, it is twenty-nine and twenty-four.

Graduation rates land above ninety-eight percent for both.

Friendswood edges it across the board. But that is consistency, not a blowout, and the numbers are not the part that costs families money.

Two A-rated districts sit next to each other here, and they are nothing alike.

Clear Creek covers League City, Clear Lake, Webster, Kemah, El Lago, Nassau Bay and part of unincorporated Harris County. More than forty campuses. Around forty thousand students.

Friendswood ISD is six campuses. Around six thousand students. One high school, and every campus in the district carries an A.

Your kid in Clear Creek plays Friday nights against the middle school friends who went to a different high school. Your kid in Friendswood knows almost everyone in their grade by name.

Same quality on paper. Completely different childhood.
