August was a good one at Oaks. 🏡

In a Houston market with more inventory, more selective buyers, and a little more negotiating room, we kept things moving:

Sometimes real estate is about being ready when the right opportunity comes back around.

My buyers had their eye on this home, but it went under contract before we could even get through the door. Because I have a great relationship with the listing agent, I asked her to keep me in mind if anything changed.

A few weeks later, while I was driving home from vacation, she called. The contract had fallen through for reasons completely unrelated to the house.

We moved quickly.

My buyers loved the home, and with multiple offers expected, they trusted me to put together a strong, strategic offer. We got it accepted and moved quickly through closing.

It’s a great reminder that relationships matter in real estate. A strong offer comes first, but when an agent on the other side knows you’ll communicate, follow through, and do what you say you’ll do, that matters too.
