It’s easy to get confused by real estate jargon, but in the Southeast Houston and Bay Area markets, knowing your coverage types can save you thousands of dollars down the line. The absolute first thing to know is that they are not the same thing! ❌

To keep it simple, a home warranty covers your interior systems like your AC, plumbing, and kitchen appliances when they break down from normal daily use. Homeowner’s insurance is completely different, protecting the structure of your home from major unexpected events like fire, theft, or severe storm damage.

Living in our part of Texas means you also have to factor in flood insurance for rising water—which standard policies never cover—and separate windstorm coverage for coastal wind and hail. 🌊💨

None of these policies cover everything, and they all have different deductibles and exclusions. Don't wait until you're at the closing table to figure out what protection you need. Let’s make sure you have the right strategy ready before you buy!

Seeing a low number on county tax records doesn't mean that's what the home is worth.

Assessed value is set by the county for your tax bill — not buyers.

Market value is what someone will actually pay today. Two very different numbers.
