🏡 The front elevation of your seller's house is one of the most important details in your listing photos and should not be overlooked. Most agents use a front elevation shot as their MLS thumbnail (they call it the "money shot"). It is very likely that potential buyers will scroll by your listing in their feed if the front elevation photo is cluttered, dark, or even just plain "normal" looking. Doing any (or all!) of the following things will help to make sure that your front elevation photo stands out from the competition!⁠
⁠
🏡 Power wash the siding and windows of the home⁠
🏡 Planting flowers to add a pop of color⁠
🏡 Put down new mulch⁠
🏡 In cases where the grass is bare, you may consider adding sod⁠
🏡 Paint the trim⁠
🏡 Clean roof and gutters of leaves, sticks, etc.⁠
🏡 Sweep or blow sidewalks, porches and driveways⁠
🏡 Replace missing bulbs⁠
🏡 Remove cars and/or anything sitting in driveway⁠
🏡 Clean patio furniture or get a new set⁠
🏡 Mow the lawn a day before (or the day of!) photos⁠
🏡 Hide trash cans in garage⁠
🏡 Roll up the hose or stash it all together⁠

Can we please talk about clutter? 😱

I cannot over-emphasize the importance of de-cluttering your listing for photos. Clutter will only serve to distract potential buyers, drawing the eye toward the "stuff" instead of toward the thing you're actually marketing - the amazing house! A good rule of thumb: If you're wondering whether to remove an item, then you should probably remove it.

Here are a few household items I see a lot of that aren't doing your listing any justice 👇🏻
Family photos
Toiletries
Towels
Handsoap
Trashcans
Cords
Backpacks/Lunchboxes
Dog or cat food bowls/toys/leashes
Remotes
Paper Towels

Throwback Thursday to this time last year! 💬 This "once-in-a-lifetime" waterfront property in Kemah was such a privilege to shoot. Everything was custom, from the wood accents imported from England to the covered lanai and outdoor kitchen to the smart lighting controlled by a phone. There was even a $4,000 Toto Smart toilet in the Primary Bathroom! 😱 My description does not even begin to cover everything. So unique! 😍 Thank you for the privilege of shooting it !
