And no, it isn’t another bubble. It is the kind of supply we have not seen since the recovery years after 2011.

August closed with a 5.4 month inventory of homes, the most options buyers have had for this month in more than a decade. Homes averaged 52 days on the market, giving buyers more time to make decisions.

At the same time, mortgage rates slipped to their lowest level in nearly a year, around 6.35 percent on a 30 year fixed loan. More choice and more favorable borrowing conditions are reshaping the pace of the market.

Luxury remains steady. Sales above one million dollars rose almost 13 percent year over year. Buyers at the top of the market are still active, and thoughtfully presented listings continue to perform.

Houston real estate is stepping into a new season 🍂 and opportunity is alive for both buyers and sellers.
