What Really Determines Your Home’s Value?

One of the biggest pricing mistakes sellers make is assuming they can start high and lower the price later.

With one of my upcoming listings, we adjusted the pricing strategy before going live based on current market conditions. Meanwhile, several homes my buyers have been watching have reduced their prices after sitting on the market.

A home’s value is not determined by what a seller hopes to receive or by an automated estimate alone. The market reveals value through buyer activity, showing feedback, competing listings and ultimately the offers received.

Strategic pricing is not about being the cheapest home on the market. It is about positioning the home where buyers recognize enough value to act with confidence.

In a market driven by notifications, most buyers suffer from “Market Blindness.” If a home doesn’t sell in the first weekend, it often gets buried under the new alerts, even if it’s a fantastic property.

This is exactly where the opportunity lies. When a home is still available after two weeks, the dynamic shifts:

📍 The Leverage Shift: You aren’t competing against 15 other people. You’re negotiating with a seller who is finally ready to listen to terms they wouldn’t have considered on Day 1.
📍 The Terms: This is the perfect time to ask for interest rate buy-downs, closing cost credits, or that specific repair that would have been a “no” during a bidding war.
📍 The Value: Sometimes “stale” just means the professional photos were bad or the initial price was slightly off—not that the house is flawed.
