This portfolio of 301 apartments plus 13,800 sf commercial has been listed by his 'in-house guy' at over $50 million for a while. Two deals have come ...and failed. So, (the owner and developer ) said he'd take $40 million for a clean deal. That's news!

Based on institutional underwriting (his numbers are better) the NOI today (99% occupied) is $2.5 million. ...6.25 cap rate.

Further, if you value commercial space (leased) at only $100 per SF, the resulting unit cost for apartments is way below replacement at about $128,000 per door. For 2007 construction, that's a steal!

Here's the kicker: For the right customer, Jack will finance $30 million starting at $3.25% (indexed to 'something') for a 'few years'. That means somebody can buy this portfolio for $10 million cash. IRR should "sing"!

NOI $2.5 million LESS: debt service (initially) $1.1 million (?) = $1.4 million / $10 million = Leveraged IRR = 14% (at least)
