Just closed this one in 55 days. The area average for condos is currently 84, so this sold well ahead of pace.

1 bed, 1 bath, 698 square feet at 1500 Bay Area Blvd. Sold at 96.7% of list price against an area average of 93.9% (HAR, as of August 2026). It was an all-cash sale, which helped move things along faster than a typical financed deal.

Numbers like this come from pricing off real comps and marketing it right from day one, not from luck.

The June numbers came out and the headline for our ZIP says the average home sold for $834,422.

I want to talk about that number, because if you own a house in Oak Forest it probably doesn't describe you.

I pulled the MLS data myself. Every single-family closing in 77018 for June 2026, then June 2025, then I stripped out new construction and ran it again, then I split it by price. Six different cuts of the same month.

Here's what came back. The average sale price in 77018 rose 9% over last June. The median fell 4.6%. Those two numbers went opposite directions in the same neighborhood in the same month.
Both are accurate. They're measuring different things, and only one of them is measuring your house.

When I split June by price, it got clear. Above $700,000, half of everything sold in five days at full asking price. Below $700,000, which is most of Oak Forest, the 1960s houses on the tree-lined blocks, the typical sale took 38 days and gave up about a point and a half off list. The longest listing in that lower band sat for 559 days.

Oak Forest and Garden Oaks is one geographic market that has become two distinct housing markets.

If you're in that under-$700K band and your house has been out three weeks while your neighbor's went in a weekend, nothing is wrong with your house. 38 days is normal. But 559 days is what happens when the price ignores the condition, and that's a much more expensive mistake than most sellers realize going in.

Your backyard doesn't need acreage to sell your house. It needs a plan.

If you're in Oak Forest, Garden Oaks, the Heights, or Montrose, chances are your outdoor space is small. That's not a weakness, it's just Houston living close in. Buyers already know that when they choose the Inner Loop.

Priced at $79,990, this second floor 1 bed 1 bath at 1500 Bay Area Blvd is the most updated unit I have listed in this community right now.

Tile runs through the main living areas, there is a fireplace in the living room, and the bathroom has been updated with granite counters and new cabinets. New cabinets in the kitchen as well. In unit laundry - washer and dryer *included* plus the refrigerator! 698 square feet, second floor unit.

Houston is officially one of the strongest buyers' markets in the country right now, and the data backs it up.

A new Redfin report shows there were 46.9% more sellers than buyers nationally in May, the widest gap since 2020. Houston ranked among the top 5 buyers' markets in the US, with 111% more sellers than buyers.

What that means here at home: more inventory, more negotiating room, and improved affordability. In fact, the share of Houston households who can afford a median-priced home jumped from 37% to 42% over the past year.

Meanwhile nationally, home sales are picking up and prices keep climbing, so Houston's shift toward buyers isn't a sign of a slowdown. It's a sign of a market finding balance.
