Rob the Texas Realtor I’m Robert Villanueva, a bilingual real estate broker and owner at Surge Realty, advising buyers, sellers, investors, and developers across Texas.

Licensed since 2016. Multimillion-dollar producer known for speed, strategy, and results. Robert Villanueva is a bi-lingual Texas real estate broker with his own firm, Surge Realty. Raised in Queens New York and now living in Houston TX, Robert has an effective combination of Southern charisma and East Coast tenacity. These traits lend him an upper hand in all facets he oversees in residential real estate, including building and selling new developments, rehabs, and maintenance of invested properties in Texas. Speaking to his tenacity, Robert became a multimillion-dollar producer and broker within four years as a licensed Texas real estate agent. A recurring theme from his stellar 5-star client reviews detail Robert’s quick response time, professionalism, knowledge of the real estate market, and his highly personable communication skills. From humble beginnings to obtaining a BA in Media Studies from Queens College, Robert’s career started in video production. His video production assets proved valuable in promoting and selling multiple properties and investments he oversaw for his brother, during his NBA tenure, including properties in New York, Michigan, and Florida. Robert’s background playing college ball and his brother Charlie’s NBA career helped garner him employment with ESPN, Fox Sports Detroit, where he developed continued relationships with athletes and TV personalities along the way. Thanks to continually adapted skills, Robert is well versed in branding, marketing, advertising, and social media. Robert is proud to now call Texas home and being 100% Dominican with Spanish fluency allowed a seamless transition to Houston TX. Having lived in several different states, Robert views Houston the most culturally diverse and awards its top rank for best food. Taking his love of food next-level Robert invested in Kulture (from renowned owner of famed Breakfast Klub), a salient southern fusion restaurant in the heart of downtown Houston steeped in (you guessed it) culture! Close to a million sales price and over 5,000 sqft 🔥🏡

I’ve toured countless model homes across Texas, but the Rialto by Fedrick Harris, the luxury division of Newmark Homes (), has officially raised the bar for me!

We’re talking approximately 5,296 SQFT, with a starting price just over $1 million in select communities.

Here’s what makes this floor plan special:

🏡 4 bedrooms and 4.5 bathrooms
🔥 A dramatic two story entry and living area
👑 An incredible TWO STORY primary closet option
😍 TWO staircases, one toward the front and another toward the back 🍽️ An expansive kitchen designed for entertaining 🎬 A spacious game room and dedicated media room
🌳 Outdoor living space and a covered balcony

For me, it’s the combination of architectural details, space and functionality. You get that custom luxury feeling without necessarily starting from scratch.

NOW I NEED YOUR OPINION!

Is a TWO STORY CLOSET a dream feature or completely unnecessary? 😂

If you’re considering building or buying a luxury home in the Houston area, message me RIALTO. I’d love to show you this floor plan and explore what builders are offering.

And Fedrick Harris, you might have just created my favorite floor plan in this price category! 🙌🏽

Having kids later in life makes you look at time a little differently.

When I’m running around with my boys, I think about how much life I still want to experience with them. Watching them grow up. Being there for the big moments and the small ones. Hopefully one day watching them become fathers themselves.

They’re a big reminder that I need to do what I can to take care of myself and stay around as long as possible.

Because these two are growing up fast, and I don’t want to miss any of it.

Any other parents who started having kids later in life find themselves thinking about this too?

WAIT… WHERE’S THE SECOND FRIDGE?! 👀🏡

Touring the Westin Homes () model in Audubon () and the first floor of this home is STUNNING.

This is the Gray III, offering approximately 4,500 sq. ft. with 5 bedrooms, 4.5 bathrooms and a 3 car garage.

But the kitchen definitely caught my attention.

There are TWO refrigerators, but one is completely hidden behind the cabinetry. You could easily walk right past it and never know it was there. 😂

The first floor continues with a dramatic 2 story entry, grand staircase, 2 story family room, oversized island kitchen, separate prep kitchen, formal dining room, private study, downstairs media room and two bedrooms downstairs.

And then there’s Audubon itself.

Located in Magnolia, Audubon is a master planned community with trails, parks, water features, Club Audubon, community amenities and Audubon Elementary located right within the community. (Great school)

Westin Homes is building on 70 foot homesites here, with floor plans ranging from approximately 3,345 to 4,500 sq. ft.

The design and details throughout this first floor got my attention, but I want to know what you think…

Would you want your refrigerator hidden behind the cabinetry like this? 👀

You can tell people about your culture all day.

I’d rather let you meet the people who created it.

These are the faces behind Surge Realty.

Different personalities. Different backgrounds. Different goals. Different reasons for getting into real estate.

And that’s exactly how I want it.

I never wanted to build a brokerage where everyone looked the same, talked the same or built their business the same way. I wanted to create a place where good people could bring their own personality to the table, learn from each other and still feel like they belonged to something bigger.

While filming our upcoming Surge promo, we sat some of our agents down for interviews.

No scripts telling them what to say.

Just real conversations about their experiences, our culture and what Surge means to them.

As the broker and owner, hearing some of their answers hit differently.

Because you spend so much time building that sometimes you don’t get to stop and see what it has become through someone else’s eyes.

This is only behind the scenes.

Soon, you’ll hear directly from them.

If you’ve ever wondered what Surge is really about, don’t just take my word for it.

Listen to the people who live it.

And if what you see feels familiar, maybe there’s a reason.

Come around us. Meet the people. Experience it for yourself.

The door is open. ⚡️

Invest. Grow. Win.

🏡 HOMEBUYERS, WATCH THIS FOR 2027.

The conforming loan limit is expected to change again, and if you’re planning to buy a home next year, this number matters more than you might think.

For 2026, the baseline conforming loan limit is $832,750. The official 2027 limit has NOT been announced yet.

Why does it matter?

If the limit increases, buyers at higher price points may be able to borrow more with conventional conforming financing before entering jumbo loan territory.

That could impact your financing options, qualification requirements and how much cash you may need.

One important detail: The loan limit is NOT the same as the purchase price. It applies to the amount you’re actually borrowing.

Once the official 2027 numbers are released, I’ll break down exactly what they mean for Texas buyers.

SAVE this post for later and SHARE it with someone planning to buy in 2027.

Follow for real estate updates without all the confusing real estate talk. ⚡️

You could walk through this kitchen three times and STILL miss the pantry. 👀

At first glance, it looks like a beautiful wall of kitchen cabinetry.

Then you open it…

And there’s an ENTIRE PANTRY hiding behind it. 🤯

This was inside a Partners in Building ( ) inventory home, and details like this are exactly why I enjoy touring homes in person. Photos don’t always show you the features that make a floor plan special.

Hidden pantry or traditional pantry?

I’m taking the hidden one every time. What about you?

Agents strike again 😂

Lin Santana really had me out here holding an invisible frog’s JACKET while I waited for this invisible frog to jump. 🐸

And the worst part? I was fully committed. Hand out. Jacket secured. Waiting patiently. 😂

🚨We got kicked out of our office. And I’ve never told the full story of what actually happened… until now.

I was in Fredericksburg on a company retreat when I got the call.

Surge Realty (⚡Surge Realty ⚡) had to be completely out of our East Downtown Houston office by 6 PM that same day.

Imagine being hours away from Houston, surrounded by your team, and suddenly realizing the company you’re responsible for no longer has an office.

No playbook. No time to prepare. Just decisions that had to be made.

People see the growth of Surge Realty. They see the agents, the closings, the events and the wins.

But building a company comes with moments people rarely get to see.

This was one of them.

I finally sat down and told the entire story. What happened, how we found out, what was going through my head and what we did next.

The full 17 minute video is now LIVE on YouTube.

Click the link in my bio to watch the full story.

And after you watch it, I want to know…

What would YOU have done if you were in my shoes?

Christine Cardona and Lin Santana had 30 seconds to get me to say “no.” Let’s see if they got me or not.
