🏡 HOUSTON HOUSING MARKET UPDATE — A MORE BALANCED MARKET IS TAKING SHAPE

Home sales are UP — and buyers have more choices than ever!

The Greater Houston housing market continued to show strength in July, with home sales increasing while inventory reached a record high. According to HAR, these conditions are helping Houston move toward a more balanced market.

📈 8,340 homes sold — up 1.6% from July 2025
🏘️ 40,750 active listings — the highest inventory ever recorded by HAR
💰 $340,000 median sales price — up 0.6%
🏠 $440,816 average sales price — up 1.9%

HAR Chair Theresa Hill noted that a more balanced market is taking shape across Houston, giving buyers more opportunities and flexibility than they've had in quite some time — a shift that could ultimately benefit both buyers and sellers.

What does this mean for you?

🔑 BUYERS: More inventory means more choices, less pressure and potentially more negotiating opportunities.

🏡 SELLERS: Buyers are active, but with more homes to choose from, pricing, condition and presentation matter more than ever.

🏠 Galveston County Homeowners: A New Roof Doesn't Automatically Mean You're Protected:

Thinking about replacing your roof? If you live in Galveston County, don't just choose the lowest roofing bid—choose a contractor who understands Texas Windstorm requirements.

A properly installed roof should be inspected and certified upon completion to verify it meets required windstorm standards. The contractor should then apply for a WPI-8 Certificate through the appropriate process.

Why does this matter?

✅ Helps maintain eligibility for windstorm insurance coverage

✅ Provides documentation that the roof was installed to required standards

✅ Can prevent headaches when selling your home in the future

✅ Gives buyers and insurance companies confidence in the roof's construction

As a Realtor, I've seen homeowners encounter delays, additional costs, and closing issues when a roof replacement was completed without the proper windstorm documentation.

Before signing a roofing contract, ask: "Will you coordinate the required inspections and provide the documentation needed for a WPI-8 Certificate?"

A little diligence today can save a lot of frustration later.

HOMEOWNER TIP: A Small Device That Can Prevent Thousands of Dollars in Water Damage - Flood Stop Device.

If your Water Heater is located inside your home, especially in an attic, upstairs closet, or secondary utility room, consider installing a Flood Stop device. A Flood Stop device uses sensors to detect water leaks and automatically shuts off the water supply to the water heater, helping prevent major flooding and costly repairs. This is particularly important for two-story homes with attic water heaters, older water heaters (8+ years old), homeowners who travel frequently. It's one of those home upgrades you hope you never need, but you will be glad it's there if you do.
