July’s Greater Houston housing update is officially in! (HAR releases the market data mid-month after the featured month, so this is a *timely* update!)
In July 2025:
⬆️ Single-family home sales rose 9.2% YoY, with 8,300 homes sold compared to 7,601 last year. 
⬇️ The median price dipped 3.1% to $339,000, and the average price fell 1.9% to $434,664, signaling a gentle softening. 
⬆️ Inventory is booming! Active listings surged 38.2% YoY, hitting an all-time high of over 40,000 homes.  
💪🏻 Buyer enthusiasm remains strong: pending sales jumped 32.2%, and the months-of-inventory rose to 5.5 months, outpacing the national average. 
Just last month (June), sales soared even more (12.5% YoY), and inventory was already climbing, so this looks like a clear continuation of a balanced, buyer-favorable trend.
