The mortgage payment is the easy part. 🏡

The rest is what nobody really talks about.

After helping hundreds of buyers across Houston, Katy, Sugar Land, The Woodlands, Pearland, and Cypress I keep seeing the same surprises catch new homeowners off guard. 👇

🔧 Something will break in the first month. Set aside $2,000 to $4,000. HVAC systems work harder in Houston than almost anywhere else.

🚗 The neighborhood changes throughout the day. Visit at different times before you commit.

💧 Flood zones are real. Pull the elevation certificate before you close not after. Check your MUD district too.

😬 Buyer's remorse hits around day 30 to 45. It is completely normal. Give yourself time to settle in.

💡 Utility bills will surprise you. Ask the seller for 12 months of utility history before you close.

🛋️ Your furniture may not fit the way you imagined. Give yourself 60 to 90 days before replacing everything.

The fastest way to lose a Houston buyer is to make them feel like they are standing in someone else's house. 🏠

Before we ever list I walk every seller through the same thing. Not a remodel. Not thousands in upgrades. Just what to take out so the home photographs bigger, feels move in ready, and gives buyers room to picture their own life inside it.

Here is what comes out first. 👇

1️⃣ Family photos. Buyers stop imagining themselves the second they see your face on the wall.

2️⃣ Half your closet. A stuffed closet reads as not enough storage. Pull 40 percent out and store it offsite before we shoot.

3️⃣ Countertop clutter. Kitchen and bathroom counters should be nearly bare. Empty counters photograph as more square footage.

4️⃣ Everything on the fridge. Magnets, school papers, photos. It looks messy in every single listing photo without exception.

5️⃣ Extra furniture. The oversized sectional and the third accent chair shrink the room. When in doubt take a piece out.

6️⃣ Pet evidence. Bowls, beds, litter boxes, crates. Not every buyer is a pet person and smell can sell or kill a house faster than anything else in Houston's market.

7️⃣ Bold or personal decor. Political, religious, or very specific taste pulls buyers out of the moment before they even get to the kitchen.

8️⃣ Bathroom personal items. Toothbrushes, razors, half used bottles. Clear them before every single showing not just the first one.

9️⃣ Oversized rugs. They cut a room in half and cover the floors Houston buyers actually want to see especially if you have hardwood or tile underneath.

🔟 Valuables and medications. Strangers walk through your home during showings. Lock these away every single time without exception.

This costs nothing. Zero dollars. And it can be the difference between an offer in week one and a price reduction in week four. 💰

Houston buyers are sharp and they have options right now. The homes that feel clean, open, and move in ready are the ones getting offers.
