So here is something you do not see very often. This is a bedroom. A sleeping area. There is a gas powered water heater in the closet of this sleeping area. All combustion air, or make up air, for this device comes from the closet and eventually from the bedroom. Code expressly prohibits drawing make up air from a sleeping area. This home has been this way since construction. (2008) Who needs codes anyway, right?!

Possibly the worst advice that can be given, unless you’re in the “foundation repair” business. In our expansive clay soils, the sprinkler systems should be in operation year round. Now, you do need to back off on the watering during the winter, as compared to summer. But, unless you want to shell out thousands of dollars in mechanical leveling costs, keep that sprinkler system running year round. Thats our Public Service announcement for the day.

We hear it all the time. In fact, we heard it today. “It’s a new home. Why should I have it inspected?” This is a perfect example of why. And also a perfect example of why to use an inspector that has the tools to find the problems. This homeowner would have been sorely disappointed and looking to sue someone, had they not hired an inspection company and a team that could do the job necessary. File this in the “You’ll never top this stupidity” column. AND, apparently the same roofer did the same type of job on the house to the rear of this one. 🤷‍♂️
