Some of y’all are out here buying houses that have been “previously loved.” Let me translate that for you: “Previously loved” means somebody else’s kids have drawn on the baseboards. Somebody else’s uncle has fallen down the stairs, and somebody else’s ghost is currently living in the attic trying to figure out why you are in his kitchen.

But this house right here? The description says: “Never Lived In.” Never lived in! Do you understand the luxury of that? That means nobody has ever sneezed in this atmosphere. No bad energy.

4 bedrooms, 3 full baths

Yes, rates are higher today, but you can always refinance later. You can’t go back and buy at today’s prices once they’ve climbed.

The best time to buy new construction is NOW, while the leverage is on your side. Don’t miss out on securing today’s price and those valuable builder incentives.

The current market is a gift—especially in new construction. If you’re sitting on the sidelines waiting for interest rates to fall, you’re missing the bigger picture.

The Problem with Waiting:

When the Fed cuts rates, the floodgates will open. The buyer pool explodes, and the competition to get into a new home goes from calm to chaotic overnight.

You’ll be competing for limited inventory.
Builders will pull their incentives and credits.
Price increases become the norm.

The Power of Buying NOW:

I’ve been successfully helping buyers take advantage of this current moment to secure deals that will be impossible down the line. We are getting:

Significant Negotiated Concessions: Covering closing costs and more.
Builder Credits: For design options or rate buydowns.
Price Reductions: Locking in a lower purchase price.

For many people, the biggest barrier to buying a home isn’t just money. It’s a lack of information.

Buying a home can feel like a foreign country where everyone speaks a different language.

Words like escrow, amortization, and pre-approval are thrown around, leaving buyers feeling overwhelmed and stuck in place.

Because people don’t know what they don’t know, they often assume homeownership is impossible for them.

You don’t need to become an expert in real estate to buy a home. You just need to talk to one. Consulting a professional turns a scary, confusing process into a manageable, exciting milestone.

Shopping for a home sounds like a total dream, but the reality of the real estate market can hit pretty fast. One of the biggest hurdles is matching your expectations with what you can afford.

If your budget falls way below the price the average home is selling for, you might face the challenge of not being too pleased with what you find.

Instead of move-in-ready houses, you might only see homes that need major repairs. It can definitely feel discouraging.

Don’t Lose Heart

Keep at it: There are some gems available to those willing to search diligently.

You can absolutely find a home in your price range, but it may just take a bit longer. With some extra patience and effort, you will eventually find the home of your dreams.

To a mortgage lender, your Debt-to-Income ratio is one of the most important factors. They look at your gross monthly income versus your required monthly debt payments.

If you’ve loaded up on liabilities to “look” the part, you might find yourself stuck renting the part. No shame in renting. I rented for years before buying a home. Need help? Just holla.

May 2022. I submitted a standard two-week resignation notice.

The supervisor rejected it saying my last day would be Friday, a week earlier than expected.

Talk about a shock to the system. My mind raced, and I could only manage a simple “Ok.”

This decision followed the choice to pursue my MBA full-time, rather than continue a full-time position with the company. Working part-time wasn’t in the cards for my position.🃏

I suspect the decision to prioritize my education led to the abrupt termination.

My mom says I wasn’t terminated, they just rejected the two week notice. Moms have a way of seeing things on the brighter side.

The unexpected job loss triggered a period of deep depression. The loss of a steady income and the sudden shift in plans were devastating. Felt like a part of me had been lost.

Struggled with the lack of a paycheck. Eventually realized that dwelling on the situation wouldn't solve anything.

Received a call from an Army buddy, while walking my dog. 🚶🏾‍♂️🐶

After learning about the job loss and previous experience as an Army recruiter, he suggested considering a career in real estate.

Was hesitant, but given the circumstances, I decided to give it a go.

Found real estate to be a good fit. It allows you to continue serving others, which is something I value. The hours are LONG no doubt. But there’s joy in helping people solve their housing needs.

This experience taught me that setbacks can lead to unexpected opportunities. When one door closes, another one opens. If you're facing a difficult time, keep your head up.

Trust in a power greater than your circumstances.

Things will improve. All in due time. You got this.
