🚨 With the colder weather arriving, I wanted to send a quick reminder to pool owners.

The good news is that nearly all control automation systems have built-in freeze protection. This means that when the system detects freezing temperatures, it will automatically activate your pumps to begin circulation, preventing damage. Once the temperature rises above the programmed threshold (usually around 38 degrees), the pumps will turn off, if they are not already on schedule.

If your pool equipment is controlled by a mechanical dial control panel (the box with the yellow wheels), you can keep the pumps running continuously by removing the "off" tripper and turning the pump on.

Luckily, we are not expecting hard freezing temperatures, so this information should be purely precautionary. Stay warm!

Without proper preparation, your sprinkler system might be damaged by freezing temperatures. Here are some tips on how to prepare your irrigation system for freezing conditions.

1. Insulate your assets:
Shut off the water supply to the irrigation system. The main shut off valve for your irrigation system needs to be protected against freezing. Make sure it is wrapped with insulation (foam insulation tape and a plastic bag) to protect it from harsh winter temperatures and prevent it from freezing. If you do not have a main shut off valve, you might consider installing one as a preventative investment. Also, any above ground piping needs to be insulated. Self-sticking foam-insulating tape or foam insulating tubes commonly found at home supply stores are fine.

2. Stay in control:
If you have an automatic system then you will need to "shut down" the controller (timer). Most controllers have a "rain-mode" which simply shuts off the signals to the valves. The controller continues to keep time, the programming information isn't lost (start times, valve run times, etc.) and the clock continues to run throughout the winter.The only change is that the valves will not activate. If your controller is responsible for activating a pump, as a precaution you should remove the wires that are connected to the MV (Master Valve) and common terminals. This will prevent the possibility of the pump being accidentally activated which could cause damage from overheating. An alternative to using the rain mode is simply to shut off the power to the controller. If you do, you'll need to reprogram the time and potentially all your other settings as well, in the spring.

3. Drain the pipes:
Now you need to remove the water from the pipes and sprinklers so that it won't freeze/expand and break the pipe. There are several ways to drain your pipes: a manual drain valve, an automatic drain valve or the compressed air blow-out method. However, since there could be potential safety risks we recommend contacting your local irrigation specialist. Many offer sprinkler winterization services this time of the year.

4. Protect valves and backflow preventers:
Insulate backflow preventers and valves if they are above ground. You can also use insulation tape for this. Be sure not to block the air vents and drain outlets on backflow preventers.

🚨 With the upcoming freeze 🥶 , here are tips to prepare your pool.

Keep your filter pump and your water feature pumps running until temps warmup well past 32 degrees. This will help prevent stagnate water in the lines from freezing solid and damaging pipes and equipment by means of expansion. This is the best plan of action for “normal” freezes in central Texas.

Most pools have built in freeze protection that will automatically turn the pumps on and get water moving when temps approach 32 degrees. The temperature these engage at is normally 37-38 degrees depending on manufacturer’s settings. Most computerized automation comes with freeze protection installed, as well as some analog (timer clock) systems.

Check your freeze protection settings to make sure they’re set to come on at 37-38 degrees. For automated systems, this can be done through your inside control panel. Time clock/analog systems will have a temperature adjustment k**b on the control panel that’s located by your pool equipment.

To make sure your freeze protection is operating correctly, check your pool equipment during freezing temps to make sure the system has turned on.

When the power goes out during an extreme event similar to Texa’s last freeze craziness, the best thing you can do is turn the system off at the main breaker for the pool equipment. Once this is done, the pool’s main components such as your filter, pumps, and heater will need to be drained of water to prevent damage from freezing water expansion.

🗣 IMPORTANT information to get your affairs in order‼️

đź’°Make sure all bank accounts have direct beneficiaries. The beneficiary need only go to the bank with your death certificate and an ID of their own.

🏡 TOD = Transfer On Death deed if you own a home. Completing this document and filing it with your county saves your heirs THOUSANDS. This document allows you to transfer ownership of your home to your designee. All they need to do is take their ID and your death certificate to the county building and the deed is signed over. Doing this will avoid the home having to go through probate.

👨‍👩‍👧‍👦Living Will: Allows one to put in writing exactly what you want done in the event you cannot speak for yourself when it comes to healthcare decisions as well as other final decisions.

👩🏽‍⚖️Durable Power of Attorney: Allows one to designate a person to make legal decisions if you are no longer competent to do so.

🏥Power of Attorney for Healthcare: This document allows one to designate someone to make healthcare decisions for them.

🛍Last Will and Testament: Designates to whom personal belongings will go to.

🪦Funeral Planning Declaration: Allows one to say exactly one’s wishes as far as disposition of the body and the services.

If the above documents are done, you can AVOID probate.

If all the above is not done, you have to open an estate account at the bank. All money that doesn’t have direct beneficiaries goes into this account. You have to have an attorney to open the estate account. The attorney also has to publicize your passing in the newspaper or post publication at the county courthouse, to allow anyone to make a claim on your property. - It’s a complete PAIN.

📚 💳Make a list of all banks and account numbers, all investment institutions with account numbers, lists of credit cards, utility accounts, etc. Leave clear instructions as to how and when these things are paid.

Make sure heirs know where life insurance policies are located. đź“‚

📝Make 100% sure SOMEONE knows your Apple ID, bank ID account logins and passwords!

đźš— Make sure you have titles for all vehicles, campers, etc!

Set up a TRUST for intended beneficiaries, especially those that are too young, and appoint a trustee of said trust.

MOST IMPORTANTLY!!!! - Talk to a wills & estate attorney and with those closest to you and make all your wishes KNOWN. Talk to those whom you’ve designated, as well as those close to you whom you did not designate. - Do this to explain why your decisions were made and to avoid any lingering questions or hurt feelings.
