What does around $2M buy you in The Woodlands, Texas?

Here’s a look inside a few homes I recently toured with my buyers — each offering a very different version of what $2M can buy.

The Woodlands is one of the most distinctive communities in the Houston area: beautiful homes, larger lots, mature trees, excellent amenities and a lifestyle that feels very different from living closer to the city.

But the more important question is: is The Woodlands right for you?

At this price point, Houston gives buyers choices. The same budget can look completely different in The Woodlands, Memorial, West University, Bellaire, Spring Branch or other parts of the city. Location, commute, schools, lot size, new versus established construction, lifestyle and long-term resale all matter — sometimes more than the house itself.

And higher interest rates don’t always mean it’s the wrong time to buy. They have also kept some buyers out of the market, which can create something valuable: less competition and more room to negotiate. Price, terms and timing all need to be considered together.

$9M+ in transactions in just a matter of weeks — and a lot to be grateful for.

It’s been an incredibly busy stretch, with homes sold, under contract and new listings coming to market across Houston. Behind every one is a client who trusted me with an important move.
